| With the continuous improvement of domestic urbanization level,a large number of people flow into the city,which brings huge traffic and environmental pressure for urban development.The scientific planning and design of urban rail transit is particularly important.At present,TOD mode plays an important role in domestic urban rail transit,but there are also a series of problems in the application process of TOD mode,which seriously limits the application effect of TOD mode.At the same time,the urban rail transit in Guangdong-Hong Kong-Macao Greater Bay Area is facing the problem that the suburban rail transit lags behind the urban subway and intercity rail transit.How to use TOD mode to improve the current situation of urban rail transit in Guangdong-Hong Kong-Macao Greater Bay Area and enhance the comprehensive strength of urban development in the bay area is the key problem faced by the government.Therefore,this paper will focus on the problems existing in the application of TOD mode in domestic urban rail transit,combined with excellent TOD application cases at home and abroad,and put forward the development strategy of TOD mode in Guangdong-Hong Kong-Macao Greater Bay Area.Firstly,this paper analyzes the development status of domestic urbanization and urban rail transit,and combs the core literature to further clarify the research problems of this paper;On the basis of clarifying the research problems,this paper combs the TOD mode,rail transit and urban rail transit theory to provide a solid theoretical basis for the research;Then,this paper summarizes the current situation of TOD mode application in urban rail transit in China,analyzes the problems existing in TOD mode application in urban rail transit,and identifies the causes of TOD mode application problems;Secondly,it focuses on the TOD development mode,Tod investment and financing mode of Japan,Singapore,Hong Kong,Shenzhen,and Chengdu,and summarizes the experience and Enlightenment of TOD application;Finally,based on the brief introduction of Guangdong-Hong Kong-Macao Greater Bay Area,combined with the development case of Longdong station,the paper analyzes the overall operation idea,Tod development mode,investment and financing mode,and puts forward effective safeguard measures.The conclusions are as follows: the problems in the application of TOD mode in China’s urban rail transit include less rail transit route planning,bus rapid transit system to be developed,low level of station transfer convenience,land use type to be expanded,land use index to be strengthened,and low level of rationality of land layout The results show that the income distribution mechanism is not perfect,the laws and regulations system is not systematic,the coordination and management system is not perfect,and the TOD planning and design is not scientific.Combined with the application experience of TOD mode in Japan,Singapore,Hong Kong,Shenzhen,and Chengdu,this paper proposes that the TOD mode development of urban rail transit in Longdong station in Guangdong,Guangdong-Hong Kong-Macao Greater Bay Area should adhere to the TOD mode of "rail transit +comprehensive development",and the investment and financing mode of "Bay government +TOD project company + real estate company",and further proposes to improve the relevant laws and regulations in the bay area.In order to solve the problems existing in the planning and design of urban rail transit in Guangdong-Hong Kong-Macao Greater Bay Area,we should strengthen the coordination and management of the nine districts in the bay area,and raise construction funds through multiple channels. |
