Research On Comprehensive Benefit Evaluation Of Prefabricated Residence From The Perspective Of Industry Chain

In order to deal with the problems of huge energy consumption,environmental pollution and structural labor shortage in the construction industry,under the vigorous promotion and policy support of the government,new construction area of prefabricated buildings in China has been increasing year by year in recent years.The construction of industrial bases and demonstration projects has also achieved initial success.However,the development of prefabricated residence is hindered to a certain degree by the high incremental cost,unclear comprehensive benefits,insufficient research on the integration of industry chain,and imperfect standards and norms.Therefore,to fully mobilize the enthusiasm of stakeholders and raise the broad awareness of the whole society,in-depth research on the comprehensive benefits of prefabricated residence and the residence industry chain is needed.First and foremost,the paper analyzes the economic,environmental and social benefits in each stage of the whole life cycle of the building,sorts out the roles and relationships of the enterprises in the residence industry chain,and constructs the prefabricated residence industry chain in the dimension of “whole life cycle-main node enterprises”.Next,the principles and ideas of the benefit evaluation index system are clarified,and the initial identified evaluation factors are screened and combined to obtain the final evaluation index system,which contains a total of 3first-level evaluation indicators and 20 second-level indicators,and the weight of the indexes is determined by combination.Subsequently,based on the research data from multiple locations in the literature and the results of expert interviews,the efficiency evaluation levels are reasonably divided and the comprehensive efficiency of prefabricated residence is evaluated by applying the set pair analysis theory.Finally,an empirical study is conducted using a prefabricated residence project in Xuzhou,Jiangsu to propose corresponding promotion strategies based on the residence industry chain and comprehensive benefits from four aspects,namely,government policy guidance,internal drive of enterprise innovation,energy conservation and environmental protection orientation,and market supply and demand pull,and to build an industry chain dynamic mechanism.This paper researches the comprehensive benefit evaluation of prefabricated residence from the perspective of industry chain,which has the following three aspects of significance.First of all,clarifying the role positioning and mutual relationship of each participating subject in the industry chain of prefabricated residence can provide a certain reference for future research on the external benefit distribution mechanism,and it can also make the strategic suggestions for promoting the development of prefabricated residence more subject-specific.Secondly,the benefits of prefabricated residence are classified in terms of type(economic,environmental,and social),and life cycle,which expands the dimensions of the classification of benefits and quantitative evaluation research,and helps to solve the problem of insignificant benefits,improve the enthusiasm of enterprises to develop and adopt prefabricated construction,and deepen the awareness and acceptance of consumers.Finally,the benefit evaluation index system and evaluation model constructed in this paper can provide some theoretical reference for project benefit evaluation,and can also provide a reference index system and evaluation method for future project proposal comparison.This paper has 21 pictures,39 tables,and 128 references.
