In recent years,China has achieved certain achievements in the development of prefabricated buildings. With the vigorous promotion and support of the government, the construction area of assembly buildings has been increasing year by year, and the construction of demonstration cities and industrial bases have also achieved initial success. However, the high cost of prefabricated buildings, the immature industrial chain, the imperfect standards and standards, and the lack of awareness among them have greatly limited its development. In order to deal with these problems, the benefits of energy saving, emission reduction, and time saving for fabricated buildings have attracted the attention of governments and enterprises. However, the efficiency of prefabricated buildings is not significant, and in particular, the practical problems of imperfect benefit-sharing mechanisms need to be solved urgently. In order for the prefabricated buildings to develop in a healthy and sustainable manner,it is necessary to conduct in-depth research on the benefits of prefabricated buildings and their sharing mechanisms. The dissertation focuses on the in-depth study of the assembly-building industry chain, benefit and benefit sharing mechanism.Firstly, the concept definition and connotation analysis of prefabricated buildings, fabricated building industrial chains, fabricated building benefits, and fabricated building benefit sharing were carried out.Secondly, analyze the role of each participant in the assembly-type construction industry chain in the industrial chain and the mutual cooperation between the participating entities, and build an assembly-type building industry chain, from the government's driving force, the internal drive of the enterprise, and the market's pulling power. In terms of these aspects,a dynamic model of the prefabricated construction industry chain was established.Once again,a multi-dimensional analysis of the benefits of prefabricated buildings was conducted from the type-subject and type-phase valves, clarifying the economic, environmental, and social benefits of fabricated buildings, and proposing water conservation, saving time, and carbon. The method of measuring the main benefits such as emission reduction.Next,it analyzes the research path for benefit sharing of prefabricated buildings, selects mixed distribution as the model for efficiency distribution of prefabricated buildings, and uses the Shapley value method to establish a basic model for benefit sharing of prefabricated buildings, and sets the “industrial chain status” and “risk commitment”.The "effort level" is used as a correction factor to optimize the aforementioned basic model. Finally,a case study was carried out on the No.1 building of the A28 plot of the Dingjiazhuang Social Housing Phase II in Nanjing. The benefits brought by the fabricated building were 188 yuan/m2 measured by the actual site survey and the reference project cost data. After optimizing the Shapley model, share it,analyze its existing problems and propose corresponding countermeasures. In this paper, the research on the benefit-sharing mechanism of the prefabricated construction industry chain mainly has the following two aspects.Theoretically,it can enrich the research results of the prefabricated construction industry chain, expand the multi-dimension division and quantitative evaluation of prefabricated building benefits, and apply the benefit-sharing theory to prefabricated buildings. In terms of practice,it is beneficial to solve the problem that the efficiency of prefabricated buildings is not significant, and it is helpful to increase the enthusiasm of related entities to participate in the construction of prefabricated buildings, and provides a reference for the distribution of prefabricated government subsidies among enterprises.
