Research On Health Performance Evaluation Index Of Self-use Office Buildings

Faced with fierce market competition,all kinds of enterprises are aware of the huge economic benefits and influence brought by social effects,and pay more and more attention to the market resources and human resources brought by corporate image and culture.However,as a brand window,self-use office buildings are faced with practical problems such as emphasizing utilization rate,ignoring sense of use,lacking flexible design and so on,which are having a negative impact on the physical and mental health of office workers who spend 1/3~1/2 of their time every day.Healthy buildings have gradually entered people’s field of vision based on national strategy,people’s livelihood development and industry progress.As of December 2019,a total of 53 projects have obtained the evaluation marks of healthy buildings,while only 8 office buildings.There is still much room for improvement in the Evaluation Standards of Healthy Buildings for self-use office buildings of enterprises.The progress and development of such buildings can fully stimulate the advanced,spur backward and guide correctly,and promote more office buildings to enter the healthy ranks,thus benefiting more employees of enterprises.Firstly,this paper analyzes and summarizes the particularity of the self-use office building which is different from other building types,that is,corporate image,forward-looking object,long-term adaptability,functional compound,space compatibility,internal and external sociality,social influence and its corresponding health requirements.By expounding the relationship between architecture and health,and comparing the concepts and evaluation systems of green building and healthy building,it is pointed out that the existing evaluation indexes of building health performance pay more attention to building safety elements,but pay less attention to functional elements and behavioral elements,and pay more attention to the rigid constraints in the field of architecture specialty,while the soft indexes to play an encouraging and guiding role are lacking.Secondly,based on the existing evaluation framework of "Evaluation Standards for Healthy Buildings" in China,the adaptive evaluation indicators are selected,and Delphi method is used to screen and revise the indicators.Finally,the evaluation framework and index contents constructed by 6 factor layers,36 criteria layers and 75 index layers are determined.After that,AHP is used to give weight to the evaluation indexes,and through multi-level comparison of index weight coefficients,the health performance influencing factors with high attention and importance can be effectively identified,so that they can be preferentially selected and realized in the process of architectural design and renewal.Finally,according to the constructed evaluation framework,index content,weight coefficient and scoring procedure,taking two enterprise-owned office buildings,Block C and Block AB,as evaluation examples,it is calculated that Block C is less than Block AB in water,fitness and humanities,which is basically consistent with the interview conclusion,indicating that the evaluation index framework and content have certain rationality and reference value.In this paper,the evaluation indexes and corresponding weights of health performance of self-use office buildings are explored,so that business owners or designers can carry out design or reconstruction work with reference,and give priority to the realization of building health performance influencing factors with high attention and importance,so as to meet the health needs of employees to the greatest extent,encourage and guide healthy behaviors,and realize the overall healthy development of enterprises and individuals.
