| In recent years,China’s real estate market has begun to transition from an incremental market to a stock market.The state has continuously introduced policies related to the transformation of old communities and promoted the transformation of old communities in cities and towns.This has become an important measure to improve residents’ living conditions and expand domestic demand.With the passage of time,the base and scale of the old community renovation project will inevitably become larger and larger.In order to complete the implementation of the renovation project within the scope of the budgetary approval and obtain the due social benefits,project cost management has become the control point of this type of renovation project management.The main research content of this paper is to explore the many influencing factors that cause cost changes during the transformation of old communities,and by issuing questionnaires,the influencing factors are quantified,and then by constructing an evaluation model to achieve fine control and management of costs.First,sort out the classification,advantages and main problems of the old community,and clarify the boundary of the research system.Then it expounds related theories about sustainable development theory,target cost management theory,contract planning cost management,and dynamic cost management theory,and analyzes the principles,composition,characteristics and procedures of old community reconstruction,and lays the theoretical foundation for the follow-up elements.Secondly,by reading a lot of references related to the cost management of the old community renovation,extract the influencing factors of the old community renovation cost management in the literature,and organize the results in the form of a checklist.Design the questionnaire,and then use the yaahp software to make a reasonable analysis of the questionnaire to check the consistency and validity of the questionnaire,using the Cronbach coefficient method(Cronbach α).Then build the ANP-PP-SPA evaluation model for the management factors,institutional factors,and technical factors that have been analyzed,and comprehensively consider the relationship between the evaluation indicators.Finally,combined with the actual case of Harbin LH community,Super Decision software is used to calculate and solve the ANP model,and the subjective weight is obtained.Use Matlab software to program the PP model to obtain objective weights.Using the obtained comprehensive weight reconstruction framework SPA evaluation model,analyze the goodness of the cost management of the LH community.Based on the results of the analysis,it points out the relevant problems in the cost management of the LH cell reconstruction.Based on this,relevant methods and suggestions for optimizing the cost management of the renovation of old communities are put forward. |
