| In recent years,with the rapid development of China’s higher education,especially after China proposed a major strategy to build world-class universities and top-notch courses,the requirements for the logistics service systems of colleges and universities have also increased.The management of maintenance projects in colleges and universities,which is an important part of the logistics service of colleges and universities,is also facing great challenges.For starters,many colleges and universities have a large number of old buildings and public facilities that are still used very frequently.After the expansion of colleges and universities,the new buildings were put into use and entered the warranty period.Maintenance tasks have been increasing year after year.In addition,colleges and universities are paying more and more attention to maintenance projects.They are investing more and more money into them,further increasing the area and items which need to be repaired in these projects.Unlike regular construction projects,the large-scale repair projects in colleges and universities are difficult to manage because of tight schedules,numerous areas that need fixing,and various uncertainties.Improving the work efficiency of large-scale repair tasks,ensuring the quality,progression,and costs of these projects,and providing better basic security for the development of colleges and universities are key tasks in developing the logistics in these schools.This paper uses Northeastern University’s large-scale repair project management method as a starting point,I conducted a literature review on the experiences and methods of superbly managed domestic and international projects,analyzed examples of typical projects at Northeastern University,and interviewed various personnel involved in these repair tasks in order to conduct a comprehensive research on problems with existing project management methods at Northeastern University.Subsequently,I explored the risks posed by these existing problems on repair task management as well as the impact caused by these problems,analyzed the causes of these problems,and provided improvement measures pertaining to organizational structure,personnel allocation,management systems,management of technical task consignment,communication,coordination,supervision,and management.The main results of the research in this paper are described as follows.I reached the conclusion that we need to appropriately reduce the size of decision-making organizations,simplify management and implementation departments,and improve the capabilities of project management personnel.In the future,we need to take the next step in refining existing regulations and continue to formulate systems regarding internal control and management of clients as well as make management systems more substantive.We need to strengthen the binding force that schools have on construction agencies and improve their motivation and work quality.We need to proactively mobilize the initiative of the personnel and entities involved in project tasks,construct a good system and platform for communication,promote communication from all parties,coordinate implementation of work,enhance supervisory and accountability mechanisms,and prevent non-compliant operations.This paper analyzes and researches the management methods and Countermeasures of large-scale repair projects at Northeastern University.The contents of this research are similar to the actual circumstances of many colleges and universities.The results of this research can provide a definite source of reference for colleges and universities that are facing similar situations or have similar management requirements. |
