With the rapid development of economy and society,urban space is also expanding to the edge.The extensive land use pattern has caused the contradiction between supply and demand of land use to become increasingly prominent.Under the mode of TOD(transit-oriented development),the purpose is to change the land use pattern along the line through public transportation and promote the rationality of urban planning and development.The land development and utilization mode guided by TOD will greatly improve the degree of land mixing and compact utilization and the level of land use.Current status Ningbo rail transit network is composed of phase 1 of track 1 and line 2.According to the existing research,Ningbo’s current rail transit is in the developing stage of continuous planning and construction.The four main types of urban rail transit site are residential,industrial warehousing,road and municipal transportation facilities,agricultural,forestry and water areas.How to make efficient use of land in urban rail transit site areas,and rail transit.Functional coordination has become one of the important issues to be solved in the urban development of Ningbo.At present,there are many qualitative studies on land use assessment under TOD mode,and the quantitative research methods need to be further improved.This paper first summarizes the research status at home and abroad,analyses the impact of rail transit stations on the surrounding land use,and elaborates the basic theoretical knowledge on the concept of TOD,and then launches the following research contents on this basis:(1)To analyze the current situation of land use around Ningbo rail transit station and the characteristics of resident traffic travel behavior.Currently,Ningbo urban rail transit station is mainly surrounded by four categories: residential,industrial warehousing,roads,municipal transportation facilities,agricultural,forestry and water areas.Residential land accounts for 18.6% of the total land used in the current situation,industrial warehousing land accounts for 14.7% of the total land used in the current situation,and agricultural,forestry and water areas account for 18.8% of the total land used in the current situation.Although the commuting distance in Ningbo is short,there is still much room for people in urban areas to demand metro.(2)Referring to the evaluation index system of TOD development mode supported by international and domestic rail transit,based on the knowledge background of GIS,eight evaluation indexes are selected from both land use and rail transit,and an evaluation index system of land use around rail transit stations is established for rail transit.The evaluation methods of common land use based on GIS in four TOD modes are compared in principle.Finally,according to the actual situation,the data envelope model method is used to make a comprehensive evaluation.(3)Select the Dongmenkou Station of Metro and Ouchi Station of Metro for a real case study.The theoretical radius of the site area is determined by questionnaire,and the maximum transfer time acceptable for pedestrian passengers is obtained,which gives the study area of 1000 m in this paper.Through Open Street Map,Google Earth and other software combined with the actual situation research,referring to "Standard for Classification and Planning of Urban Land for Construction GB50137-2013",draw and calculate the proportion of all types of land area.Using TOD-based evaluation model,this paper comprehensively evaluates the selected case sites,evaluates the coordinated development of transportation facilities and surrounding land use at rail transit stations,and puts forward specific proposals to promote TOD.The improvement measures of the mode development,the extension of the existing TOD planning guidance theory and application,will be applied to the follow-up solution of land use planning and construction or the evaluation and optimization of the built site area in the area of rail transit sites to be built.This paper establishes an effective rating system and evaluation method for the evaluation of land use in Dongmenkou Station of Ningbo City,and makes flexible use of GIS technology in data sources,evaluation methods and evaluation perspectives,which is of great significance to the follow-up solution of the evaluation and optimization of land use planning and construction or built site areas in the area of rail transit sites to be built.
