| Advanced scientific management concept,standardized project schedule and efficient progress monitoring methods are important guarantees for real estate enterprises to increase income,bring out profit and improve efficiency with the real estate industry prosperously developing and the industrial competition steadily intensifying,which directly leads to the realization of the project’s economic benefits and improve the corporate competitive strength.Lanzhou Wanda city project is not only of great significance to improve the cultural and tourism industry in Gansu,but also whether it is successfully completed and profitable as planned,which marks the image and reputation of Wanda Group.Based on the background introduction and the relevant theories,this thesis will carry out optimization study to construction schedule of Wanda City project in Lanzhou in three parts,which are as followed.Analyzing the current situation of project construction progress.To start with,not only the general situation but also the management status of Wanda city in Lanzhou have been analyzed in detail.Secondly,the article shows the current construction progress lag and other problems.unreasonable timescale,and ineffective control and rectification to working schedule.Finally,this paper lists the problems exposed in project construction management,and analyzes the reasons,such as lacking attention from the executive,unreasonable drafting of the schedule,improper control techniques,shortage of human resources.(2)Optimization scheme design.First of all,it is clarified the goals and principles of the project construction schedule management optimization Secondly,constitution of optimization scheme in four parts,which are as followed,work structure decomposition optimization based of WBS,work timescale estimation optimization based on PERT,network diagram path optimization based on key paths,human resource distribution optimization based on project progress schedule,and drafting project construction schedule optimization scheme.Last but not least,the project’s optimized results is finally found after the research.After drafting the scheme,the implementation of optimization measures to ensure the construction of the project has been implemented,planned timescale is shortened by 103 days,human resources has been optimized,which saved cost about 35.2 million Yuan.(3)Assurance of optimization scheme implementation.First,setting constantly dynamic monitoring cycle,to evaluate the performance of the analysis data and control the cost,the "earned value method" is used to estimate the project.Second,analyzing and adjusting project progress schedule deviation with fish-bone diagram.Third,applying organizing,management,ensure the economic and technical support of the optimization scheme.Through the alternating use of the specific implementation of the project and relevant management tools,the author designs and selects the most practical and optimal project scheme.This will undoubtedly greatly improve the management efficiency of the enterprise,cost control,profit realization,and also its reputation improvement within the industry.Designing a comprehensive project construction schedule optimization scheme can provide a referential guideline to other companies within the industry,which can further provide the management experience for the project construction progress of the real estate industry’s future development. |
