| Currently,our country is going through unprecedented changes.Under the new economic normal,the increase in development costs has brought the price of commercial housing high.The profitability of real estate projects is jointly affected by land prices and scientific and effective cost management The traditional cost management model concentrates risks and problems in the construction stage and handles them passively,which is difficult to adapt to the transformation of the real estate industry in the new era.The increasingly fierce market competition leads to the upgrading of cost management,dividing the whole life cycle of the project,and refining the content and standards of cost management,which is conducive to grasping the problem links,targeted optimization,and guaranteeing the expected benefits of the project.Therefore,it is of great significance to deeply study the performance evaluation of cost management in the whole life cycle of real estate construction projects.In this research,by establishing a performance evaluation system covering the whole life cycle of YL real estate construction projects,the project cost management is refined to various specific work contents of project development,and the factors that affect the performance of cost management are screened layer by layer,so as to evaluate construction projects.The effect of cost management at different stages of project development.This research takes YL real estate projects as the research object,and conducts quantitative analysis on the cost management of the whole life cycle,in order to optimize the cost management mode of YL real estate projects.Taking the YL real estate project as the research subject,firstly,overview the project cost management working environment,and preliminarily judge the existing problems;then divide the whole life cycle of project development into seven stages,including investment decision-making and bidding stage for project preparation,The design and construction phases of the official start of construction,the completion and operation phases of the closeout and commissioning,and the demolition phase for anticipated recycling.With the help of literature reading and expert interviews,the impact indicators of cost management at each stage are identified.Then,the weights of each index in the evaluation system are obtained through the analytic hierarchy process,and a scientific and reasonable evaluation system is established in combination with the matter-element extension model,so as to verify the degree of correlation between the indicators and the cost management,so as to objectively evaluate the performance of the YL project.Some cost management models have an effective level.Finally,referring to the results of the evaluation system,we can intuitively see the working links of the cost management failure,analyze the problems existing in the YL project,and analyze and optimize the project based on the actual situation,so as to improve the scientific nature of the project cost management. |
