In the process of rapid urbanization,a large number of people flow into cities,traffic congestion,unbalanced resource allocation of service facilities and other problems become increasingly prominent,which puts forward higher requirements for the carrying capacity of urban traffic network and service facilities.At the same time,the real estate market is booming in the process of urban expansion,and the spatial differentiation of the housing price within the city is obvious.The spatial distribution pattern of service facilities affects the formation of the spatial heterogeneity of housing price by influencing the purchaser’s choice of house.This paper takes XiXian New Area of Shaanxi Province as the research area,builds a traffic network database,and explores the spatiotemporal evolution characteristics of the traffic network in XiXian New Area from the perspectives of connectivity and accessibility.On this basis,the spatial accessibility distribution characteristics of various service facilities are analyzed,and the comprehensive level of residents’ access to various services in the study area is evaluated according to the comprehensive evaluation system,and the corresponding optimization suggestions of service facilities layout are put forward.Based on the geostatistics,the spatial distribution characteristics of the new housing price are analyzed,and the influence of the allocation of existing public resources on the housing price is analyzed.The influence of the existing service facilities on the spatial diferentiation of the housing price in the study area is studied by using the geographical weighted regression model.The main conclusions are as follows:(1)From 2002 to 2020,the traffic network in XiXian New Area has developed rapidly,with the total mileage of the road network increasing from 678.97 km to 1339.70 km,and the density of the road network increasing from 2.50 km/km2 to 4.93 km/km2.The proportion of high-grade roads(including expressways and trunk roads)increased from 2.17%to 24.31%.The development of traffic network in XiXian New Area can be divided into the leading stage of low-grade roads(2002-2010),the rapid development stage of traffic network(2011-2016)and the steady development stage of traffic network(2017-2020).Through the analysis of connectivity indexes such as α,β and γ,it can be seen that the connectivity of traffic network is continuously improving with the growth of time.Taking the change of α index as an example,the connectivity has been greatly improved in areas with high development level.For example,in Fengdong New Town,the connectivity of the road network has been gradually enhanced,and the α index has increased from 0.21 to 0.29.(2)The accessibility of the shortest time distance of transportation network in XiXian New Area presents a multi-core and multi-circle pattern extending outward around the geometric center of each new town,with significant spatial differences.The average shortest time of transportation network decreases from 23.35 min to 12.71 min,with a cumulative decrease of 45.57%,and the accessibility within the region is significantly improved.Based on the analysis of the change of the area of the reachable area in a specific time by the isochron method,it can be seen that the range of the reachable area in different periods has different degrees of expansion.From the perspective of the accessible area in 20 min during off-peak period,the proportion of the accessible area increased from 36.85%to 74.61%,an increase of 102.47%year-on-year.The closeness,betweenness and straightness of the multi centrality evaluation model have increased in varying degrees.The development of road network is relatively perfect,and the areas with relatively good road network structure mostly exist in the south of Weihe River.After the subway construction,the accessibility of Fengdong and Fengxi New Town has been improved,but it has little influence of other new towns,so it is necessary to further strengthen the construction of subway network.(3)The service capacity of the existing service facilities in XiXian New Area is not balanced,so the layout optimization should follow the principle of resource saturation without waste,and utilize the existing resources to radiate in a large scope.The accessibility distribution of education,medical care and business facilities presents an obvious circle structure,with a gradually decreasing trend from the core to the edge area.The accessibility distribution of leisure facilities presents the characteristics of scattered distribution,without obvious circle layer.The comprehensive accessibility of service facilities presents irregular distribution characteristics of circle,and decreases from core area to edge area.(4)The price of new residential buildings in XiXian New Area has obvious spatial heterogeneity,with regional aggregation phenomenon and significant spatial positive correlation(P<0.01).The trend of price changes extends from southwest to northeast and gradually decreases,at a slower and slower rate.The average housing price in the south of Weihe River is more than 12,880 yuan/m2,while the average housing price in the northwest is less than 8,320 yuan/m2.When the accessibility of each facility is represented by the shortest travel time from residential area to facility point,the geographically weighted regression model established has a better fitting degree,and the adjusted R2 is 0.55,which can explain 55%of the housing price changes.The model results show that the grade of commercial facilities around the community has the greatest impact on the housing price.The second is property fee,travel time from the airport.The other factors have a relatively small impact on the housing price.The relationship between various service facilities and housing prices shows a positive and negative correlation in space,and the spatial differentiation of housing prices is affected by many factors.
