| Since the reform and opening,China ’s urbanization process has been greatly accelerated.In 2012,the 18 th National Congress of the Communist Party of China proposed to “take the road of new-style urbanization with Chinese characteristics”,and the development of urbanization began to focus not only on material and speed,but also on people-oriented and development quality.In the process of urbanization,rural labor began to move to cities and towns and became the main force of urban labor,increasing the size and number of towns.The development of urbanization not only changes the distribution structure of urban and rural population,but also affects the development of other industries.The large increase in urban population has brought about the acceleration of urban infrastructure construction,increasing demand for commercial real estate and housing,and the expansion of urban land has affected the supply of real estate.The stability of house price plays an important role in the quality of life and the healthy development of the economy.This paper has taken Sichuan Province as the research object,and has analyzed the impact mechanism of urbanization development on real estate price.The problems this article attempted to solve are: 1.How can urbanization development affect real estate price;2.The direction and extent of urbanization’s impact on real estate price;3.Whether the development of urbanization will bring the same effect to neighboring areas.The data used for the empirical analysis in this paper are from panel data of relevant indicators in 21 cities and prefectures in Sichuan Province from 2005 to2017.Consulting and collating the previous research literature on this topic,comprehensively knowing the research progress,methods and angles,etc.,using the entropy weight method to comprehensively evaluate the level of urbanization development in each region,and establishing a common static panel model and a dynamic panel model with a lagging period and a spatial lag model with double fixed effects,and choosing the model with the best fitting effect to analyze the impact of urbanization development on real estate price.The conclusions drawn in this paper are: 1.Urbanization development affects real estate price through direct effects on real estate market demand and indirect effects on real estate market supply;2.The development of urbanization has a positive effect on the real estate price;3.The development level of urbanization in Sichuan province has gradually increased with the passage of time,but there are significant differences between regions;4.The development of urbanization can not only promote the local real estate market through direct effect,but also have a positive effect on the real estate market in neighboring regions through indirect effect.Therefore,the countermeasures proposed in this paper are: 1.Continuously improving the comprehensive development level of urbanization,and on the basis of speeding up,it should also maintain quality,and therefore promote the development of other industries;2.Doing a good job in regulating and stabilizing real estate,and especially make good use of urbanization to promote real estate destocking;3.Ensuring the coordinated development of urbanization and the real estate market,and at the same time,efforts must be made to reduce development differences between cities,and to solve imbalanced and inadequate development problem. |
