| In recent years,the aging population is gradually accelerating in China.Based on the development of society,the improvement of people’s living standards,and the rising trend of the concept of single living,the traditional home-based pension model cannot meet the needs of the elderly,which has stimulated the demand for the pension real estate project.However,the domestic pension real estate is still in the primary stage of development,and the relevant theoretical research has not formed a relatively systematic system.It is often evaluated whether the pension real estate project has investment value through the financial analysis of the project.Only from one single point of the view to make the decision is not conducive to the healthy development of the pension real estate industry in China.This paper combined with the background of the development of domestic pension real estate and based on the relevant benefit evaluation research of domestic and foreign pension real estate.This paper will break through the current theoretical research which mostly takes the economic benefit as the evaluation standard of pension real estate projects,based on the long-term development mechanism,scientifically and reasonably select the evaluation index to establish the comprehensive benefit evaluation model of pension real estate project.From the three aspects of economic benefit,environmental benefit,and social benefit,this paper constructs the comprehensive benefit evaluation index system of pension real estate project,which includes three criteria layers and a total of 15 indexes.Combined with the comprehensive benefit evaluation methods of engineering projects at home and abroad,the triangular fuzzy number is selected to calculate the weight of each index,and the comprehensive benefit evaluation model of pension real estate project is constructed based on the fuzzy comprehensive evaluation method.Finally,the M pension real estate project is taken as an example to verify the feasibility of the evaluation model,analyze the evaluation results,and put forward improvement measures.Through the combination of theoretical research and case application,this paper constructs the comprehensive benefit evaluation system and model of pension real estate project by using the evaluation method with strong objective applicability,trying to provide an effective theoretical basis and method reference for the future development and operation of pension real estate project in China,which has a certain reference significance and positive impact on the practical application of pension real estate project. |
