Social development speed continues to accelerate,fixed asset investment and construction industry value-added indicators continue to grow,which plays a huge role in driving GDP.Housing construction projects,as an important part of engineering projects,can not be underestimated.Under the background of the current rapid development,speeding up the project construction progress and completing the construction task on time or even ahead of time has become the main demand of more and more construction units.There are many participants,long duration and uncertain factors in housing construction projects.Many factors may become the risk points that affect the construction period,affect the project delivery on time,and even bring economic losses.Therefore,identifying,analyzing and preventing the duration risk of housing construction period has become a very important topic in project management.First of all,on the basis of consulting a large number of relevant literature,the author uses literature reading method to preliminarily identify the risk factors of housing construction project duration,selects 71 risk factors of housing construction project duration,and divides them into party a factor,consulting agency factor,supervisor factor,supplier factor,contractor factor,construction contract factor according to the main participants of risk factors There are 9 kinds of factors,such as project itself,government control and natural environment.According to the preliminary selected risk factors of construction period,two rounds of expert interviews were organized.The first round of expert interviews focused on the supplement of risk factors.Please put forward more risk factors of construction period in the form of brainstorming,and expand the risk factors to77;The second round of expert interview focuses on screening,and experts are invited to select about 30 risk factors from 77 factors that have great impact on the duration of housing construction projects and high frequency.The author sorted out the expert opinions,and finally selected 35 main factors of duration risk of housing construction projects as the main basis for the preparation of the questionnaire.Secondly,on the basis of reasonably determining the sample size and the form of the questionnaire,the author uses the questionnaire survey method to design the Likert five level scale with 35 main influencing factors as the main items,and issues and returns the questionnaire for the practitioners of housing construction projects.Thirdly,based on the validity test of the data,the principal component analysis method is used to reduce the dimension of the data.Six principal component factors affecting the duration risk of housing construction projects are selected and named as government control factor,design change factor,communication management factor,construction management factor Resource guarantee factor,contract performance factor.Finally,from the perspective of the contractor,the author puts forward reasonable management and control suggestions for the six main factors of construction period risk of housing construction projects.By studying the response plan in advance,taking timely measures in the event,and actively making up for the losses afterwards,the author tries to avoid or reduce the above factors affecting the construction period,or minimize the impact on the construction period,In order to reduce the economic loss and reputation loss to the contractor due to the delay of construction period.
