Research On The Renovation Of Elevators In Old Houses In Shanghai

China is one of the countries with the largest and fastest-growing elderly population.At present,the aging of population has become a very serious social problem in China,affecting the development of social economy and other aspects.Under the condition of "get old before it gets rich",we will focus on establishment of old-age home and community-based home care,nursing homes supplemented by a new type of social model of old-age pension which puts forward new requirements for the construction of community aging.In this context,the demand for elevator installation of multi-storey existing residential buildings is becoming more and more common,and it has also attracted widespread attention of the society.Since Shanghai began to pilot the old house elevator reconstruction project in 2011,the project process has encountered many obstacles due to the difficulty in unifying residents' opinions,the lack of project funds or unreasonable allocation scheme,the need for improvement of policy implementation,and the lack of leaders or organization coordination and organization skills in the reconstruction project.These problems have seriously affected the transformation of the old house elevator in the city,and caused social scholars to study the problem.In this paper,the author selected the property owners who need to add elevators to the old buildings in Shanghai and who have experienced or are experiencing the transformation projects of the old buildings as the samples,and use the methods of questionnaire,in-depth interview and case study to study the intention,project satisfaction of the transformation projects of the old buildings in Shanghai The problems in the process of the project are analyzed.At the same time,based on the theory of collective action,this paper analyzes the action dilemmas encountered by different action subjects(property owner level,neighborhood committee level,multi-agent interaction level)in the project.By analyzing the influencing factors of success or failure in different stages of the project,it is found that in the mobilization,due to the lack of organizational capacity of the leader,the lack of social capital in the community,the negative impacts on interests of some participants,and the ability of community autonomy,due to the policy approval cycle,the difficulty of construction technology,the difficulty of interaction between the main bodies,as well as the worries about the implementation of maintenance and repair main bodies after the completion of the project,the project's implementation progress in Shanghai is very slow.Based on the qualitative and quantitative analysis of the problems in the transformation of the old house elevator,this paper further puts forward the relevant suggestions to promote the transformation of the old house elevator,such as the positive policy suggestions for the government departments,improve the enthusiasm of the public participation in the transformation of the community,and establish the social evaluation mechanism for the transformation of the residential area facing the public.Generally speaking,under the background of aging population,this paper analyzes the dilemma faced by the main body of the old house elevator transformation in Shanghai,puts forward relevant suggestions for promoting the transformation of the old house elevator,and provides an important basis for the smooth development of the project.
