Research On Design Of Unit-type Old Community Integrated Service Center In Chongqing

In the context of the transformation from planned economy to market economy,there are a large number of old communities in our country.These old communities generally have problems such as poor living environment,imperfect public service facilities and so on.Vigorously promoting the transformation of old urban communities has become an important part of the country’s construction of a harmonious society.In order to solve the backwardness of public service facilities in old communities,provide refined and precise services for community residents,and build a living space satisfying the people,the state has accelerated the upgrading and transformation of public service facilities in old communities,so as to promote the continuous improvement of public service facilities in old communities.Many cities in China,such as Suzhou,Shanghai,Nanjing and Hangzhou,have used the construction mode of community integrated service center as a solution and put it into the practice of urban community construction.However,Chongqing,as an old industrial base,has just started its planning and construction in this aspect.At the same time,there are still many old residential areas that need to be improved in the urban space,especially a large number of residential areas for employees of large enterprises.The surface morphology of Chongqing is mainly mountainous and hilly,which shows that the spatial layout of old residential areas is uneven,compact and mixed;In addition,the construction of community service system is relatively lagging behind due to many historical factors,such as early completion,large difference between supply and demand of public service facilities,scattered spatial distribution,solidified renewal mode,immature construction and management,etc;At the same time,due to the changes of the times,the collapse of the original unit,the differentiation and evolution of the residential population,the decomposition of the original residential area,the mixing of other types of old residential areas and new commercial housing areas in the same space,in the urban space reconstruction and social management mode,the formation of a new community living space form and management form,with a very typical particularity.Therefore,it is of great significance to use the construction mode of community integrated service center,through the integration of the existing resources and stock resources of the old unit community,based on the needs of residents,to supplement and improve the public service content of the existing old unit community,so as to improve the quality of life of the residents of the old unit community.Based on the above related research background,this paper takes the unit type old community integrated service center as the research object.Firstly,it combs the development situation of relevant community integrated service centers at home and abroad,summarizes and analyzes the basic characteristics of domestic and foreign urban community center construction and old urban reconstruction practice cases,and summarizes its function value.Secondly,through the field research on the status quo and characteristics of the old unit community and integrated service center in Chongqing,as well as the residents’ use and demand for community public service facilities,this paper analyzes and summarizes the main problems existing in the current old unit community integrated service center in Chongqing;Finally,the design strategy of Chongqing unit type old community integrated service center is put forward and verified by design practice.The paper is divided into six chapters.The first chapter is the research background,research object and related concepts,research review at home and abroad,research purpose and significance,content and method and technical route;The second chapter is the basic research of community integrated service center,including the development status of community integrated service center at home and abroad,the case analysis of construction practice at home and abroad and the summary of function value,which establishes the theoretical basis for the research of unit type old community integrated service center;In the third chapter,taking four old unit communities in the former Chongqing special steel factory as typical cases,aiming at the community integrated service center,through field research,questionnaire survey and other methods,this paper analyzes the characteristics of the current situation of the community,the configuration of public service facilities and the use and demand of residents,and probes into the main problems existing in the community integrated service center;In the fourth chapter,according to the corresponding problems of integrated service centers in different communities,four design principles are put forward,which are local conditions,flexible and intensive,people-oriented and cultural characteristics,and specific design strategies are put forward from four aspects of layout and site selection,functional design,space design and image design;The fifth chapter reviews the above-mentioned strategies through the design practice of the community comprehensive service center of unity dam for the old community.The sixth chapter summarizes the whole paper,puts forward the main conclusions and further research direction in the future.
