The renewal of old communities is an important link in the sustainable development of cities and the construction of human settlements.Under the social background of the era of reduction,the traditional large-scale demolition and reconstruction model not only cannot meet the needs of urban planning and development,but also cannot meet the needs of people based on the original There is a requirement to continuously improve the quality of living in the limited conditions of the residential area.On this basis,a series of cities represented by Beijing advocated the non-incremental renewal of in-situ reconstruction of some residences nearing their structural life cycle.Therefore,this paper takes the old residential areas in Beijing from the 1960 s to the 1990 s as the research object,and discusses its development strategy based on the original site reconstruction model and non-incremental renewal from the macro and micro levels,in order to provide a better understanding of the non-incremental development of multi-storey old residential areas in large cities in my country.Incremental update provides reference and reference.The first chapter is the introduction,which mainly discusses the research background,related theory and practice,research significance and purpose,research methods and framework,research objects and innovations;the second chapter takes organic renewal theory,public participation theory,and urban economics theory as Theoretical basis,by sorting out the development history of Beijing’s housing,select typical samples in the old communities to conduct a comprehensive survey,including the current situation and update cases,and conduct interviews and questionnaires with residents to summarize the current status of the old communities.problems and basic social information of residents,and make a more systematic and comprehensive elaboration.The third chapter discusses the capital,space and main elements of the non-incremental renewal of the old community at the macro level,and analyzes its core connotation and renewal dilemma,and summarizes its renewal dilemma mainly reflected in three levels,namely,the source of capital for renewal Limited,insufficient spatial sustainability and low level of public participation.On this basis,combined with the development trend of stock renewal at the macro level,the following development suggestions are put forward at the macro level: moderately increase the scale of operable assets,coordinate and update the area to achieve dynamic balance,and ensure multi-role participation to achieve a win-win situation.The fourth chapter discusses the elements of buildings,units,suites and rooms at the micro level.By comparing the development of a series of residential types from the1960 s to the 1990 s and the constraints of the original site reconstruction and renewal,it proposes some representatives of how to build at that time.In small-sized residential buildings,while keeping their area and relative layout unchanged,the elevators and other public facilities that are suitable for aging and easy to use by the disabled are installed in the building through refined design,and the relatively cramped indoor space can be adapted.To meet the needs of contemporary home life,optimize the bathroom,kitchen,living room and storage space as well as the layout of the living room,realize the flexibility of living space in a limited space,and ensure the renewal of urban construction under non-incremental conditions.Chapter 5,from the perspective of the actual residential area,coordinates the above-mentioned development suggestions and optimization strategies,and applies them to the actual residential area renewal case.This research provides reference and reference for the renovation of old multi-storey residential units in my country’s big cities and the improvement of the living quality of multi-storey high-density living spaces in big cities in the macro-strategy and micro-design levels.
