| With the rapid development of Chinese market economy and the national strong support for urbanization construction,the current construction industry competition is increasingly fierce,however,due to the continuous increase in the number of construction projects,engineering project cost control problem also gradually highlighted,from the construction enterprise overall development level,Low cost control efficiency leads to project cost overruns and low corporate profits are still very common.Most of construction enterprises in the actual construction process,the engineering project cost control is not value,still adopts the traditional project management experience in the implementation of cost control plans and measures,and then take some remedial measures,the lack of scientific and dynamic cost control method to the exploration and application of,can’t really achieve the goal of control project cost.Therefore,it is very important to effectively control the project cost of construction enterprises and improve the level of project cost control.This article selects G construction enterprises harmonious garden project as the research object,the first phase of construction project cost control theory,comprehensive cost control theory,the theory of earned value analysis and other related theory as the foundation,according to the project construction cost control in the process of the status quo,combined with the actual situation of the operation of the project through interviews with project management staff,With the method of questionnaire,in view of the harmonious garden project construction preparation stage,construction stage and completion settlement stage cost control problems of the three different stages of investigation,found the project in the three key problems of the main stage of cost control,and according to the characteristics of each stage and the cost control research and analyze the key problems one by one,Using the method of combining quantitative and qualitative analysis,this paper puts forward some targeted improvement strategies.First of all,in the pre-construction preparation stage of the project construction,to achieve the pre-construction plan refined,clear project responsibility cost control objectives;Second,in the project construction stage,strengthen the biggest cost consumption and overruns the worst construction cost directly,namely,labor,materials,machinery fee three key factors of cost control,and USES the theory of earned value analysis of the project cost and schedule to implement dynamic coordinated control and management,at the same time in terms of engineering quality control,According to the construction process of the project,the construction quality control points are formulated to strengthen the supervision and management of the project quality.Thirdly,in the stage of completion settlement,ensure the accuracy of completion settlement,pay attention to the management of engineering claims,and realize the maximization of project profits and interests;Finally,in order to ensure the smooth implementation of the improvement strategy of cost control of Harmony Garden project,several safeguard measures are put forward.Through on harmonious garden project construction to the main stage of completion acceptance of the entire life cycle cost control,effectively achieve the purpose of reduce the enterprise cost,this article proposed the problems,are common problems existing in the construction engineering projects,is also a common problems,because of the complexity of the project construction,the characteristics of each project is different,It is expected that this paper can provide experience guidance for the cost control of the second phase of the Harmony Garden project,and also provide meaningful experience for other construction enterprises to improve the project management of similar problems. |
