| The construction of industrial parks has risen in China since the 1980 s.After continuous product iteration,they have been presented in various places as compound parks integrating industry and city.At present,the operators of industrial real estate have generally entered into a period of deep integration of business.The ability to gather industrial chains,the ability to continuously develop professional parks,the perfection of industrial service capabilities,and the professionalism and adaptability of operation management are the top priorities of future business transformation.This paper takes C Industrial Park as the research model,based on the theoretical support of focus strategy,platform strategy,strategic brand management,combined with the theory of enterprise operation transformation,industrial park service theory,industrial park profit model and other literature research,through the analysis of enterprise operation status,interviews with high-level business issues and questionnaire survey of business service satisfaction in the park,Sort out the important problems existing in the operation and service level of C Industrial Park:low development efficiency and delayed strategic distribution;The income structure is single,and the revenue bottleneck is obvious;Lack of industrial service and integration capacity;The property service is not professional enough and the management level is backward;Weak awareness of brand management and construction.In view of the above problems,based on the core competitiveness of C Industrial Park,this paper proposes business improvement plans for C Industrial Park from four aspects:improvement of development strategy,improvement of income strategy,improvement of industrial service strategy,and improvement of brand strategy:In terms of development strategy improvement,we will focus on products to achieve high turnover and rapid layout,continue to build hub type industrial parks in regional central cities across the country,and constantly improve the penetration of the industry;Solve the problem of land purchase funds by means of fund operation and introduction of strategic investors to ensure the sustainability of development;In terms of income strategy improvement,the park enterprises are operated with the industrial chain thinking,and the income structure is adjusted to "land operation+value-added services+financial investment+mode output".On the premise of ensuring the steady growth of rental income,the business structure is deeply adjusted,valueadded businesses are vigorously developed,the proportion of service income is increased,and the sources of income are diversified.In terms of service strategy improvement,property services are outsourced professionally to rapidly upgrade service quality;The smart construction of the park has been upgraded to provide businesses with efficient service experience in space management,government affairs management,enterprise operation and smart platform construction.Through the construction of "an information processing platform,a super service center,and an industrial operation service center",the scope of industrial services will be continuously expanded,and an industrial park with complete ecosystem and functions will be built.Finally,in terms of brand strategy improvement,we should reshape brand management,standardize brand management,and use brand power to help the future development and expansion of the park,so as to enter high-end operation and high-quality development. |
