Under the strategic background of implementing urban renewal actions,the renovation of old residential areas,as an important subsystem of urban renewal,is a comprehensive residential renovation action organized and guided by the government to alleviate the problem of imbalanced and insufficient regional development within cities,which contains enormous social,economic and social benefits.Although the existing research on the renovation strategies of old residential areas exhibits characteristics such as locality,practicality,and multi-disciplinary approaches,relevant research is mainly focused on individual cases,and there is relatively insufficient research on the classification and hierarchical renovation strategies of old residential areas at the overall level of the urban area.Therefore,the thesis selects Rencheng District,Jining City,a pilot city for the transformation of old residential areas in cities and towns in Shandong Province,as a case to build an evaluation system for the transformation of old residential areas based on "urgency" and "feasibility",and explore the path of the transformation of old residential areas at the overall level.It has certain theoretical and practical significance for accelerating the improvement of the existing technical framework for the transformation of old residential areas.The thesis establishes a Logical framework of "research issues-literature review-theoretical reference-framework construction-empirical analysis".Based on the existing research review,it believes that the existing research has problems such as single perspective of transformation evaluation,lack of hierarchy of classification,and weak strategic dimension.Then,it chooses the space production theory,urban repair theory,and public participation theory as the theoretical basis to conduct transformation evaluation Construct an overall strategy research framework for the old residential areas in large cities from three aspects: type classification and renovation strategies.In the aspect of reconstruction evaluation,the thesis builds an evaluation index system for the reconstruction of old residential areas around the "urgency" and "feasibility" based on analytic hierarchy process and Delphi method method.In terms of type division,the thesis constructs the path and classification verification method of old residential area type division based on Hierarchical clustering analysis.In terms of renovation strategies,the thesis constructs a framework for the renovation of old residential areas from three aspects: the focus of renovation content,promotion mode,and implementation path.It also explores the different types of old residential areas that are suitable for different renovation content focuses,promotion modes,and implementation paths.In the empirical analysis of the overall characteristics of the old residential areas in Rencheng District,the thesis first analyzes the characteristics of the old residential areas and their transformation in Rencheng District around the two aspects of spatial distribution and transformation practice.The old residential areas in Rencheng District are located within the urban residential land in the central urban area of Jining,and the construction age shows an obvious "circle" ladder characteristics.Rencheng District has experienced three historical stages of the transformation of old residential areas: pilot exploration(2014-2015),comprehensive renovation(2015-2019),and deepening improvement(2019 to date),and four transformation modes of old residential areas,namely government agencies,market departments,social forces,and residents,have emerged.The thesis further concludes that the existing old residential areas in the urban area are lack of integrity in the evaluation of the residential areas,limited in the implementation of the reconstruction content,and the diversified reconstruction pattern has not yet formed.In the empirical study on the reconstruction evaluation of old residential quarters in Rencheng District,the thesis carried out the reconstruction urgency evaluation,feasibility evaluation and type division of old residential quarters in Rencheng District according to the established evaluation system and classification path.Through the evaluation of transformation urgency and feasibility,the thesis found that there was a negative correlation between the two,and divided the old community cluster in Rencheng District into "four categories + eight subclasses".The results of classification of major categories and sub categories passed the theoretical verification respectively.In the empirical research on the transformation strategy of the old residential quarters in Rencheng District,the thesis believes that the governance and cultivation of the old residential quarters need to focus on improving the level of community organization and management,and adopt the government driven "Government-Market-Community-Unit" multi subject promotion model;To comprehensively upgrade the similar old residential areas,systematic Environmental remediation and facilities supporting work should be carried out,and the old residential area transformation promotion mode of "Government Led and Multi-party Participation" should be adopted;Self optimizing old residential areas need to determine the focus of renovation content that is suitable for the community itself,while actively exploring the "Market-Community-UnitResidents" multi subject and segmented promotion model;The coordinated improvement of the old residential areas should carry out more systematic Environmental remediation and facilities supporting work,and adopt the mode of "Government-Market-Community-Unit" multi subject synchronized promotion.In view of the overall level of the case urban area,the thesis puts forward the implementation suggestions to promote the classified implementation of the transformation of old residential areas in Rencheng District from three aspects: policy system,element guarantee,and diversified participation.Finally,the thesis summarizes the main research conclusions,potential innovations,and shortcomings in the research,and makes prospects for further research.
