As a link between urban and rural areas, small towns are not only a regional growth pole for rural areas, but also an important carrier for the flow of capital, technology and talents brought about by urban development, and play an important role in China’s urban system,as well as a synergy point for Rural Revitalization and new urbanization strategies. For a long time, the state has paid great attention to the development of small towns, and most urban development policies attach great importance to small towns.Currently, under the new development paradigm, small towns need to be transformed and improved, while the development and construction of many small towns is still slow and tortuous.Since land for urban construction is the basis for the development of small towns and carries various economic and social activities,it is important to investigate the characteristics of the evolution of land for construction in small towns and its influencing factors.Start with the background above, this paper firstly constructs an analytical framework through literature review, and then selects Zhangjin Town of Qianjiang City as an empirical case, combining qualitative and quantitative analysis methods to analyse and study the characteristics and influencing factors of the evolution of small town construction land.In the empirical analysis, the scale and spatial distribution of urban construction land in Zhangjin Town from 2014 to 2018 are firstly obtained based on remote sensing images and land use change data, and then the characteristics of the evolution of urban construction land in terms of scale and spatial layout from2014 to 2018 are quantitatively described and analyzed.Based on the special status of small towns as connections between urban and rural,a system of indicators of influencing factors based on the three levels of cities, towns and villages is constructed to explore the degree of influence of each factor and its mode of action. In terms of spatial evolution,it is considered that factors such as physical geography and policies and institutions are important influencing factors in the spatial evolution of land use in small towns. Finally, based on the problems in the development process, propose countermeasures. The research results show that:(1)The evolution of land for small town construction includes both scale and spatial evolution, and is influenced by both socio-economic and natural geographical factors. The scale evolution is mainly influenced by three aspects: the development of towns in the county, the economic and social development of the town itself, and the development of agriculture and rural areas. While the spatial layout is affected by the suitability of land use,the accessibility of regional towns, and the ecological and basic farmland protection limitations.(2)With regard to the characteristics of land use evolution, the scale expansion rate of Zhang Jin town alternates between fast and slow during the research period, and it is generally in the evolution process of accelerating expansion. The elasticity index reflects that the economic benefits of land use growth in Zhang Jin town are high, and the population agglomeration capacity is also strong; In terms of spatial layout, land use development has a strong compact trend, the industrial orientation of land growth is obvious, the direction of land development is mainly northeast, and the spatial evolution mode is mainly infilling and sprawl.(3)In terms of influencing factors,it is divided into scale level and spatial layout level: at the scale level, the scale of urban construction land in Zhang Jin town during the research period is jointly promoted by the influence of county-level urban development, the driving force of the small town’s own development and the supporting force from agricultural and rural development, among which rural population and urban spatial gravity had the greatest influence on the overall scale evolution and the rate of scale evolution respectively; At the spatial level, the attraction mainly comes from three factors: river system, land proximity and external transportation, while the binding force mainly comes from the segmentation of rivers and the restrictions of ecological protection and basic farmland protection policies.(4)In view of the problems and difficulties in the development and evolution of urban construction land in Zhang Jin Town, this paper puts forward some countermeasures, such as actively excavating the stock land, promoting connotative development, promoting the integrated development of industry and city with high industrial efficiency and high quality of life, optimizing urban space, and reshaping the characteristics of the land of rivers and lakes.
