| Commercial real estate projects can effectively play a part in promoting urban business development,solving the employment of local residents,optimizing the regional consumption structure,but most commercial real estate projects in China have serious homogenization,and lack of planning issues in the management process such as operational aspects,which will lead to the project cannot obtain sustainable profits meanwhile cause negative impact on the local economy and people’s livelihood,the direction of this thesis is how to avoid the occurrence of such problems.This thesis systematically identifies the factors influencing the core competitiveness of commercial real estate projects and explores their impact on commercial real estate projects.First of all,through the concept and theory of commercial real estate projects and core competitiveness to construct,the theoretical structure of this thesis,and then through case analysis,literature analysis and expert interview,and combined with the principle of identification of factors affecting the competitiveness of commercial real estate projects,screening out the factors affecting the competitiveness of commercial real estate projects,and explaining the meaning of each influencing factor,and finally,through factor identification,data collection,data analysis of three aspects of the study,put forward countermeasures and suggestions to improve the core competitiveness of commercial real estate projects.After scientific data analysis,the following conclusions are drawn: 1)the thesis identifies 28 competitiveness factors of commercial real estate projects,through the reduction of maintenance method to divide them into 6 categories;2)15 factors affecting the core competitiveness of commercial real estate projects are extracted from the factors influencing the competitiveness of commercial real estate projects by using the correlation value method.The thesis digs deeply into the research on the factors influencing the core competitiveness of commercial real estate projects.The research results will help the project manager to control the key routes through the factors affecting the core competitiveness of commercial real estate projects,so as to achieve a competitive advantage in the commercial real estate market.The purpose of this project has played a certain role in promoting the prosperity and development of commercial real estate projects. |
