Analysis And Countermeasures Of Key Risk Factors In Cost Management Of Residential Electromechanical Installation Engineering

With the arrival of the "black iron era" in the real estate market,the housing enterprises in order to "survive",the construction cost control to the extreme,leaving little profit for the construction enterprise,and the construction enterprise in the already "white-hot" market competition,with low price to win the bid,the project after the cost management pressure is great;This background,the residential complex mechanical and electrical installation project and the system,listing the project,the material category,wider range of brands,special acceptance,municipal authorities,big,the key parts of the pipeline delivery of user acceptance groups collision and comprehensive arrangement more difficult characteristics,risk factors lead to the performance in the process of multifarious,trivial,project department for risk control ability is weak,cost management is difficult,Poor risk management often leads to project losses during contract implementation.The research problem of this thesis is to identify and analyze the key risk factors affecting the cost management of residential electrical and mechanical installation engineering,and the countermeasures against the key risk factors;In this thesis,the risk factors affecting the cost management of residential electrical and mechanical installation engineering are initially identified by literature analysis method and brainstorming method.Then,the list of risk factors is revised by expert interview method to obtain the final list of risk factors.Then a questionnaire is designed.From the severity of the consequences of the risk factors and risk probability two Angle to evaluate risk factors,recycling questionnaire to collect data,through SPSS22 software using principal component analysis(pca)to analyze the data processing,is obtained by computing the severity of the consequences of the risk factors and risk probability model for comprehensive score two angles By the coefficient of risk factors in a scoring model using the weighting,through pareto classification to evaluate risk factors,get the Angle is the key risk factors,finally take the severity of the consequences of the risk factors and risk probability two key risk factors of overlap Angle,get home key risk factors in the mechanical and electrical installation project cost management;Then,countermeasures are proposed for each key risk factor.The results show that:(1)in the cost management risk identification results of residential electromechanical installation engineering,17 items of unique risk factors are identified by consensus,and 10 items of common risk factors of construction engineering are identified;(2)According to the thesis,9 risk factors such as cable,equipment and other precious materials management risk are the key risks of cost management of residential electromechanical installation engineering,including 7 electromechanical unique risks and 2 common risks;This thesis focuses on the key risk factors and countermeasures of cost management of residential electromechanical installation engineering.The research conclusion will help construction enterprises to control the cost in the process of implementing the contract of residential electromechanical installation engineering,improve their risk control ability,and provide reference for the cost management of residential electromechanical installation project of construction enterprises.
