Since the reform and opening up,Chinese economic benefits have been continuously increasing, and the construction industry has ushered in a development boom. However, there have been problems of waste of resources, environmental pollution, and uneven construction quality.Prefabricated buildings that integrate design, manufacturing, and construction can effectively solve these problems, thereby promoting the healthy development of the construction industry. In the "14th Five Year Plan" for the construction industry,it is pointed out that the core task of the modernization of the construction industry is to promote prefabricated buildings. However, there are problems of low efficiency in the process of design, production, and construction of prefabricated buildings, which reduces the advantages of industrialization of prefabricated buildings.Research has found that the reason for the low efficiency of prefabricated buildings is the low degree of collaboration between modularization and standardization. The combination of BIM technology and prefabricated buildings can not only help the development of prefabricated building informatization, but also solve the industrialization problems of prefabricated buildings, ultimately promoting the transformation and upgrading of China’s construction industry. The implementation of BIM application in prefabricated buildings has become an inevitable trend. However, the implementation of BIM applications in prefabricated buildings in China is still in its infancy, and many barriers have been encountered during the implementation process. There are complex relationships among these barriers, which is very detrimental to the development of BIM applications in prefabricated buildings. Therefore, how to identify these barriers and analyze their correlation and mechanism is an urgent problem to be solved. Therefore, based on the principle of determining barriers, this study uses literature analysis and Delphi method to summarize relevant literature on barriers to the BIM application in prefabricated buildings, and ultimately extracts barriers to the BIM application in prefabricated buildings. Then, based on the theoretical analysis and feasibility analysis of the DEMATEL-ISM model, experts were consulted using the collection method of questionnaires to obtain a direct impact matrix. Finally,a DEMATEL-ISM comprehensive model of barriers to BIM application in prefabricated buildings was established to explore the correlation and mechanism between the barriers to BIM application in prefabricated buildings. And propose relevant strategies based on the analysis results of the model. The main research contents and conclusions of this article are as follows.(1)Based on the principle of obstacle factor identification,a literature analysis method was used to initially extract barriers to the BIM application in prefabricated buildings, and then two rounds of Delphi method was used to conduct expert consultation. Finally, the identification of barriers to the BIM application in prefabricated buildings was completed. The barriers included a total of 15 barriers in five dimensions, namely,IT foundation, management, cost effectiveness, standards and norms, and society.(2)Based on theoretical analysis and feasibility analysis of DEMATEL-ISM model construction, the construction steps of DEMATEL-ISM model are determined. Then,a questionnaire is used to consult experts to obtain a comprehensive impact matrix, and based on this, the affected degree, impact degree, centrality, and cause degree of obstacle factors are calculated. Finally, the threshold value is introduced to obtain the reachability matrix, and finally a multi-layer hierarchical model is obtained, thereby establishing a DEMATEL-ISM comprehensive model.(3)Based on the DEMATEL-ISM comprehensive model of barriers to the BIM application in prefabricated buildings, strategies for the implementation of BIM in prefabricated buildings are proposed. The model analysis results show that key barriers include leadership support, stakeholder cooperation, resistance to change, trust in new technologies, lack of talent, government policy promotion, and software maturity.Based on the key barriers, this study proposes solutions to promote the implementation of BIM in prefabricated buildings from three aspects: surface barriers, deep barriers, and root barriers. This study has certain reference significance in promoting the research on the application and implementation of BIM in prefabricated buildings. From a theoretical perspective, this study analyzes in detail the barriers existing in the BIM application in prefabricated buildings, analyzes the correlation between the barriers, and proposes a complete theoretical framework. This study analyzes the correlation and mechanism of barriers to the BIM application in prefabricated buildings through the collective innovation of research methods, and proposes strategies to promote the implementation and development of BIM in prefabricated buildings, thereby promoting the resolution of barriers to the implementation of BIM in prefabricated buildings.
