In our country,public buildings(such as schools,hospitals,shopping malls,etc.)account for about 30% of the area completed.Such buildings have complex functions,large volume,strong comprehensiveness,as well as the characteristics of late operation and maintenance management,which is difficult and high energy consumption,prompting operation and maintenance management to involve a more extensive scope and higher standard.To date,the means of managing the operation and maintenance of public buildings has not yet met the requirements of modern management,with problems such as outdated technology,passive management and disconnected information prominent.In order to achieve the double carbon target mentioned in the National 14 th Five-Year Plan and to improve the level and efficiency of O&M management in public buildings,it is necessary to conduct research on O&M data management methods for public buildings.Firstly,this paper studies the operation and maintenance management of public buildings at the present stage,and summarizes and analyzes the operation and maintenance methods and problems of public buildings at home and abroad based on the literature research method.Secondly,in view of the lack of intelligent data support,this paper focuses on the comprehensive management of operation and maintenance data and the establishment of intelligent building operation and maintenance system,so as to promote industrial upgrading,improve user experience and maximize benefits,and extend the service cycle of buildings as far as possible.Finally,the empirical analysis was applied to Shanghai M Hospital.The main studies are as follows:In order to make the data comprehensive and effective,a needs analysis was carried out from the perspective of the operations and maintenance management side,combined with a rooted theory approach to derive the types of data required,i.e.equipment operations and maintenance management,space management,energy management,financial management,safety management and environmental management,as well as the specific data corresponding to each type of data;Detailed planning of an information framework system for data-based O&M,from data collection to data delivery,to data storage and application;In-depth study of data management,which includes:Integrating the fundamentals of BIM modelling,IOT,GIS and other technologies to collect the static and dynamic data required for O&M separately;COBie standard and IFC standard format are used for data delivery,so that data is standardized and normalized,the direct use of data is guaranteed,business collaboration,data sharing and interconnection are realized,and data barriers between systems are avoided;Review and validate all delivered data using MR techniques,model refinement standards,etc.to ensure data integrity and reliability and consistent model specification;Storage of geometric and non-geometric information in separate standard formats;By designing the architecture of the O&M platform and the functions of each module of the subsystem,we ensure the intelligent and digital application of data in the O&M phase,and carry out empirical analysis in conjunction with M Hospital to verify the impact of comprehensive management of data on the wisdom of O&M management. |
