| With the rapid development of urbanization construction and science and technology,the stock area of public buildings in China has increased substantially,and hardware and software technologies have been continuously innovated.The development trend of large volume,complex functions and strong comprehensiveness in public buildings has led to an increase in the difficulty of O & M management,making the O & M management involved in a wider range of specialties and management categories and more complicated management contents.Due to the continuous improvement of people’s living and working environment,it also puts forward new requirements for the comfort of environmental quality.Traditional operation and maintenance management methods have been unable to adapt to or even hinder the further development of public building operation and maintenance management.This thesis adopts literature research method,investigation and interview method and case analysis method to study public building operation and maintenance management.By comparing the research and application status at home and abroad,analyzing the types and characteristics of public buildings and existing problems,it is proposed to support facility management(FM)as the concept of public building operation and maintenance management,and to study the application of facility management concepts to public building facilities The advantages and value of management,and discussed the future development direction of public building operation and maintenance management.Guided by the concept of facility management,this paper uses the lean operation and maintenance management model,adopts the PDCA cycle method to improve the operation and maintenance operation process,and rationally allocate human resources to enhance the "soft power" of public building operation and maintenance management.Use the intelligent operation and maintenance management technology and platform to build a basic framework for intelligent operation and maintenance and conduct research on operation and maintenance data mining,discuss the application of new technologies in operation and maintenance management of public buildings,and integrate and analyze operation and maintenance information with the help of the ARCHIBUS management platform Improve the "hard power" of public building operation and maintenance.Under the premise of ensuring the good operation of public buildings,green operation and maintenance is set as the goal of public building operation and maintenance management,research on energy-saving operation optimization measures and internal and external coordination mechanisms of public buildings,and evaluation and analysis of public building operation and maintenance management based on facility management.The actual case analysis confirms the potential of facility-based management in public building operation and maintenance management.This paper draws a conclusion and explores a lean,intelligent and green public building operation and maintenance management plan based on the concept of facility management,which can effectively improve the scientific nature of operation and maintenance management and promote the promotion of public building operation and maintenance management.Have a certain reference value. |
