With the increasing awareness of global environmental protection,green buildings with energy-saving,environmentally friendly,and sustainable characteristics have become a new direction for the future development of the construction industry.Although green buildings have been developed for a long time in China,their development in various regions is not balanced and has not yet been fully popularized.The high construction costs in the early stages are one of the important reasons that hinder the rapid development of green buildings in China.If we can effectively explore optimization strategies for green building cost management and minimize green building costs,it will have profound significance for the transformation of China’s construction industry and the sustainable development of green buildings.This article first introduces the concepts and characteristics related to green building cost management,and then elaborates on the five relevant theories of this article,namely the full life cycle theory,sustainable development theory,fuzzy theory,etc.Then,preliminary identification,correction,and classification of factors affecting green building costs were conducted through literature search and expert interviews.Then,cost influencing factors were screened through questionnaire survey,and 19 key factors affecting green building costs were ultimately identified.Based on the 19 cost influencing factors selected,a green building cost model based on fuzzy DEMATEL-ISM is constructed to analyze the internal connections between these 19 cost influencing factors and the degree of impact of each influencing factor on green building costs.Based on the analysis results of the green building cost model using fuzzy DEMATEL-ISM,cost management optimization strategies for each stage of green building are proposed.Finally,the feasibility of the optimization strategy for green building cost management described in this article is verified through a case study of the Fangxing Community project.The results showed that the case project did significantly reduce costs after applying the optimization measures for green building cost management described in this article.Therefore,using the optimization measures for green building cost management proposed in this article has certain economic advantages and can achieve cost control.After application,it can have a positive impact on promoting the large-scale development of green buildings.
