General Secretary Xi Jinping has emphasized that quality is the foundation for enterprises and that enterprises must make every effort to implement comprehensive quality management to enhance their core competence.he construction project quality is related to the most concerned,practical,and fundamental interests of the people and their aspirations for a better life.Therefore,it must be unswervingly improved.With the rapid development of China’s economy,the Chinese people have an increasing demand for better living conditions.They are paying more attention to a good living experience,with an increasingly prominent demand for high-quality residential communities.However,many residential projects,especially concealed works,involve quality defects of varying degrees.Due to the difficulty in quality inspection during construction,many problems are most likely to occur after houses are delivered.The problems,which range from house leakage and cracking to foundation sinking and house collapse,have caused huge personal injuries and property losses to the people.For this reason,the quality management evaluation level for residential projects must be urgently raised.This paper attempts to make a breakthrough in the quality management evaluation of residential projects.A new quality management evaluation system for residential projects was built to screen concealed work quality management items from various links such as personnel,machinery,materials,method,and environment.The links that are most easily ignored but relatively important in other concealed works were separately included in the evaluation system to be mutually complementary to other quality management links.Also,a more detailed and reasonable residential construction quality evaluation system featuring wider coverage was established to improve the project quality management evaluation level of the evaluated object.Firstly,the evaluation angle of the evaluation system is determined to be the improvement of the user’s living experiences.After the reading of the literature and the conducting of research and analysis,concealed engineering is included in the evaluation system as a key evaluation indicator.Secondly,evaluation indicators are determined through the use of questionnaire surveys and expert investigations,striving to cover all important evaluation indicators.The SPSS statistical analysis software is used to perform reliability testing and validity analysis on the evaluation indicators to ensure their reliability and practicality.Thirdly,the weightings of the evaluation indicators are determined separately through the subjective analytic hierarchy process(AHP)and objective entropy weight method.The obtained weightings are then combined.The final weights are determined through the combined weighting method to eliminate the onesidedness of weighting by a single method.Finally,a fuzzy comprehensive evaluation method is used to establish an evaluation model for evaluating the evaluated objects.Based on the evaluation results,improvement plans are proposed to correct existing quality issues in a timely manner.This paper validates the newly established evaluation model through examples and compares the evaluation results with the results obtained from the original evaluation system of the project,thus proving the progressiveness and practicality of the newly established evaluation model.The results show that the newly established evaluation model can accurately evaluate the quality management issues of residential construction projects,identify important quality issues such as building materials and concealed engineering that the original evaluation system did not identify,and provide more accurate and efficient evaluation results.The model also helps the project to further enhance its engineering quality management level and significantly improves the user’s living experiences after delivery.The newly established model can improve the innovation and sustainable development capabilities of residential construction companies and feature a strong practicality. |
