| Faced with the urban population pressure in Beijing and the increasingly serious problem of separation of employment and residence,the decision makers chose to alleviate the problem by building new cities.Under the guidance of the government,Beijing sub-center has been developed and constructed for 6 years,which has realized the population distribution from the central urban area but failed to alleviate the separation between jobs and residents.In the future,the sub-center plans to promote work-housing balance through urban rail transit construction.Therefore,there are a pair of contradictory ideas in the construction of the sub-center: in order to reduce the commuting distance of residents during peak hours and relieve the traffic pressure,it is considered to redefine the scope of employment and housing,and build a new city with the goal of work-housing balance;Or in order to meet the residents’ demand for commuting accessibility,choose to improve the rail transit to guide the orderly expansion of the city.In order to alleviate the separation of job and residence,the solution of this contradiction is of great significance to the future development of the sub-center.This paper focuses on the separation of job-housing space in Beijing sub-center(Tongzhou),introduces the concept of coupling,studies the impact of urban rail transit on the coupling of job-housing space in the sub-center,and explores the relationship among job-housing and rail transit.Firstly,from the micro perspective,the subway line network is evaluated by complex network analysis.The degree of separation between jobs and housing is calculated by analyzing the passenger flow and OD connection of subway,and the coupling between jobs and housing is analyzed by combining the balance degree of jobs and housing with land use.Secondly,from the regional perspective,the symbiotic coupling between employment and housing and the stage coupling and reciprocal coupling of rail transit to employment and housing are explored through symbiotic model and Logistic model.The research findings of this paper are as follows :(1)the connection degree of rail transit stations in sub-central cities is average,and the accessibility is poor,which needs to be strengthened in future construction.The sub-center(Tongzhou)found only one typical employment place.The morning and evening peak on weekdays was the main component of the whole day’s passenger flow,and the passenger flow of each station was unevenly distributed.The fundamental reason for the large degree of separation between occupation and residence is that the site cannot meet its own employment needs and lacks employment areas.Combined with land use,it is found that the way to promote the coupling of job-housing space is TOD development of community type and multi-site joint development with employment as the center.(2)There is a positive pull between the employed population and the resident population in the sub-center(Tongzhou),and the two influence each other to form a symbiotic coupling.Although the driving force of employment on housing is small at present,it is gradually increasing over time,and the driving force of employment on housing will be greater in the future.Industrial development is an important way to alleviate the separation of employment and housing.(3)The coupling and reciprocal coupling between the resident population and rail transit in the sub-center(co-living)is good,and it has entered the early stage of win-win mode.The coupling between employment population and rail transit is poor,and the industrial development lags behind seriously.The reciprocal coupling is unstable,the rail transit development fails to attract industrial transfer,and the existing industrial development cannot use rail transit.By 2035 the situation will be even worse and reciprocity harder to achieve.Therefore,the construction of employment area is the top priority in future research.In the short term,we should focus on TOD construction,actively improve the employment environment and promote the formation of sub-central business district.Secondly,give full play to the guiding role of rail transit,consider the construction of new industrial parks along the line,achieve reciprocal development with rail transit,and shape the balance of work-housing space in a large range.There are 34 figures,36 tables and 96 references. |
