With the continuous development of China’s economy,real estate has ushered in a period of rapid development.The development of real estate enterprises has promoted the development of many industries in related fields,enriched the social material living places,improved the living standards of the people,and made a positive contribution to China’s fiscal revenue and national income.However,with the fierce competition in the industry,real estate enterprises need to change their development ideas and focus on cost control if they want to develop healthily and sustainably.For the market competitiveness and share share of real estate enterprises,cost control ability has become an important part of the core competitiveness of real estate enterprises.Therefore,from the whole process of the project,the study of cost management mode,improve enterprise profits,can enhance the core competitiveness of enterprise development.Based on this,this paper,based on the theoretical perspective of all-round and whole-process cost control,introduces the concept of cost control and real estate project development cost on the basis of literature,systematic analysis and case analysis,and expounds the principle of whole-process control of real estate project.Then M Real estate Company is taken as the case study object,the basic situation,organizational structure,power and responsibility distribution of M Real estate company are analyzed,and the project development cost control status of M Real estate company is introduced,including the basic situation of the project,cost composition,cost control system and methods.Cost control methods include dynamic cost control method,target cost management method,cost value engineering management method,total cost management method,time node cost control method.Combined with the cost control status of a development project of M Real Estate Company,this paper analyzes the problems existing in the cost control of the development project of M Real Estate Company in the stages of decision-making,research,design,construction and marketing.This paper analyzes the causes of the project development cost control problems of M real estate company from the aspects of lack of responsibility subjects in cost control,extensive cost accounting methods,lack of cost management information,lack of reasonable cost control objectives and so on.Finally,the effective countermeasures to solve the problems related to cost control are put forward,including market research to clarify the project positioning,including doing a good job of market research,accurate project positioning;Design change management;Construction phase cost control countermeasures to improve the bidding system,improve the cost management system,dynamic control,strict bidding,improve the cost control information system;The cost control measures in marketing stage include strengthening quantitative assessment of marketing team,making marketing plan well and controlling decoration cost reasonably.Therefore,it can be known that at this stage,the cost control problems of M Real estate company mainly exist in the stages of decision-making,design,construction and marketing.In order to effectively solve these problems,it is necessary to pay attention to the cost control of the whole process.Therefore,the main purpose of this study is to control the project development cost of M real estate enterprise,promote the smooth development of the project,and promote the healthy and sustainable development of the enterprise.The overall research has a certain theoretical and practical value,and the theoretical significance is to enrich the theoretical basis of the research field and provide a theoretical basis for the future related research on cost control.Practical significance is through M real estate company project instance analysis,found the problems in the project cost control has convergence,by analyzing development cost control problems and their causes,this paper puts forward the feasible optimization scheme,with strong practicality,can help M real estate enterprises to solve practical problems,out of the woods,Improve the cost control level of real estate enterprise project development,improve enterprise competitiveness.And for the same type of enterprise cost control to provide reference.
