With the rise of the real estate industry,the urbanization process in China has been promoted to a large extent,and the property management has made great contributions to the standardized management of urbanization and the sustainable development of society.Property management industry has 40 years of development,especially in the past 20 years,China’s property industry practitioners increased significantly,however,because young realty industry in our country still belongs to the emerging industry,started late,development,maturity,has not yet formed a scientific and reasonable and effective talent management incentive system,limits the many property the benign development of the enterprise.Guided by ERG theory,this paper took Henan Division of Y Property Company as the research object,consulted and studied relevant literatures at home and abroad,and analyzed a series of problems through questionnaire survey and in-depth interview aiming at the current employee incentive mechanism of the company.The main motivation forms are single and lack of pertinence,employees are not satisfied with the current salary level,lack of reasonable promotion channels,limited space for personal growth,poor performance appraisal implementation effect,lack of spiritual motivation,etc.Summarize the survey results and investigate the reasons combined with the actual situation.The overall quality of employees is getting higher and higher,and a single material incentive has long been unable to meet their growing spiritual and cultural needs.Incentive mechanism has a direct impact on the service attitude of employees and the extent of their skills,so the enterprise must be deeply aware of the seriousness of the problem of insufficient incentive for employees at present.Finally,according to the actual situation of Y Property Company,from the three perspectives of the survival,relationship and development of ERG theory,suggestions for the optimization of the employee incentive mechanism are put forward.First,from the perspective of survival,reasonable compensation should be set,performance appraisal system should be improved,and the working environment of employees should be improved.Secondly,from the perspective of relationship,we should establish fair competition system,carry out job rotation and pay attention to humanistic care.Thirdly,from the perspective of development,we should set up a scientific promotion system,establish a learning-oriented enterprise and construct enterprise characteristic culture.This paper hope through to the property company division Y employees incentive mechanism research,reveal the property enterprise in the practical management problems that exist in the process,put forward opinion suggestion to improve the staff incentive mechanism,can greatly improve the level of employee satisfaction and service quality,and effectively improve the ability of the company’s revenue,in the fierce market competition into a sustainable development road.At the same time,it also has a certain effect on other companies to learn from a more perfect employee incentive mechanism.
