| With the diversified development of society,the needs of community residents are changing with each passing day,which puts forward higher requirements for the management and services of property management companies,while traditional property management companies have single services and insufficient intelligence,which can no longer meet the needs of residents.The entry threshold of the traditional property industry continues to be low,the homogeneity of new entrants is serious,the source of income is single,and the vicious competition is intensified.At the same time,in order to further enhance the country’s comprehensive governance capabilities,the State Council has clarified relevant strategies for the extensive construction of smart communities.In the long run,the participation of property companies in the construction and management of smart communities is one of the effective ways for property companies to rapidly transform.Taking the medium-sized property company A as an example,this paper mainly studies how small and medium-sized property companies conduct the construction and management of smart communities,and how to optimize and solve problems in the related process.In the research process,it first mentioned the background of the rise of smart communities and the research progress at home and abroad,expounded the relevant concepts and theories of smart communities,smart properties,and resource integration,and summarized the nature and characteristics of smart communities.Then,through SWOT analysis and PEST analysis,it analyzed the internal and external competitive environment,advantages and disadvantages of Company A,and introduced the construction strategy and management plan of the smart community.In order to collect the problems existing in the construction and management of the smart community,we conducted a questionnaire survey on the community owners and employees of the property management company,conducted effective interviews with the management of the property management company,obtained first-hand information,summarized and analyzed the existing problems,and provided relevant information.Constructive measures for optimization and improvement.This paper hopes that through the research on the smart community construction and management efficiency improvement of company A,a medium-sized property company,it can help small and medium-sized property companies avoid related problems in the construction and management of smart communities and reduce the cost of trial and error.Through the radiation of the point to the face,the transformation of the property industry has been inspired. |
