Residents’ demands for property,living environment and other issues have remained high since Beijing launched the "quick response to complaints" program.As the property and other supporting facilities and services of the newly built residential areas are greatly enriched,problems such as old living facilities,insufficient supporting facilities such as parking Spaces,dirty environment and lack of greening are increasingly emerging in some "old residential areas" built in the early years.In the early years,the lack of service of property enterprises and consumer consciousness of residents also led to the owners of the old community to the property management of the residential community.Based on this background,this paper refers to a large number of domestic and foreign cases and literatures,takes You ’anmen Street,Fengtai District,Beijing as the research object,and adopts literature research method,case analysis method,data analysis method,empirical research method and other research methods.Chosen in yulin district,the "village,such as golden century jiayuan district typical old district as a case study,analyzes and sums up the problems and difficulties in the process of old residential area property management,from the government,social organization and social public three in-depth reason,and draw lessons from the successful experience at home and abroad,in the end,It is proposed that the government should continue to deepen the guidance of party construction,improve the legislation of property management,improve the supervision system of property management,empower the main body of property service,create a co-governance and sharing work pattern,increase the investment of property management funds,and establish a long-term mechanism.At the level of social organization,we should strengthen the concept of community self-governing organization,improve the hematopoietic ability of the old community and create intelligent property.In order to provide useful suggestions for the property management of old residential areas in China from the perspective of co-construction,co-governance and sharing,the social public should provide remuneration,strengthen legal knowledge,build an autonomous platform,strengthen the awareness of paying property fees and other measures.
