| With the development of the industry and changes in the competitive environment,the management of suppliers by real estate companies has entered a new stage.The efficient management of suppliers has a huge impact on the realization of the overall strategy and operational benefits of real estate companies.Evaluation and finding high-quality long-term strategic cooperative suppliers are important links in supplier management of real estate enterprises.However,there are often real estate enterprise supplier performance evaluation indicators and evaluation methods that are no longer suitable for the current enterprise development needs,cannot meet the needs of supplier performance management,and are not conducive to the company’s long-term high-quality development.This paper takes the evaluation of the performance of real estate enterprise suppliers as the research topic,and explores the performance evaluation index and method system that is more suitable for the long-term development needs of real estate enterprises.Firstly,it defines and expounds the relevant concepts and theoretical basis of supplier performance evaluation.Then,through literature analysis and case analysis,it analyzes and summarizes the problems in the supplier performance evaluation of real estate enterprises,and obtains the current real estate industry.The main problems in the performance evaluation of enterprise suppliers include that the evaluation indicators cannot meet the development requirements of the current real estate enterprises,the evaluation model is unscientific,the weight setting is unreasonable,the performance evaluation mechanism is imperfect,and there is a lack of supervision and feedback mechanisms.In order to solve these existing problems,the paper puts forward the improvement principles and ideas of the performance evaluation of real estate enterprise suppliers,and builds the design thinking of the evaluation model of real estate enterprise suppliers.Next,in order to ensure the rationality,comprehensiveness and effectiveness of the performance evaluation model,based on the combination of literature analysis and questionnaire survey,the paper identifies the performance evaluation indicators of real estate enterprises suppliers,from three aspects: supply timeliness,site management and contract performance.Comprehensively sort out the index system of supplier performance evaluation at the level,and determine the list of indicators for supplier performance evaluation of real estate enterprises through factor analysis;on this basis,build a supplier evaluation model of real estate enterprises.And combined with the fuzzy comprehensive evaluation method to calculate the evaluation results.Finally,taking the supplier management of H real estate company as the empirical object,using the real estate enterprise supplier performance evaluation model to evaluate the performance of H real estate company’s suppliers,and compared with the original evaluation method to analyze the advantages of the new evaluation method.The empirical results provide more quantitative support for H real estate company’s supplier selection and performance management,and improve the H real estate company’s supplier selection and performance management level.This paper discusses the guarantee measures for H real estate enterprises to apply the new supplier performance evaluation method from the perspective of system guarantee,investment guarantee,training guarantee and operation guarantee.The research results of the paper show that the supplier evaluation model of real estate enterprises is applicable to the actual management of suppliers of H real estate enterprises,and has operability and practical value.The new evaluation method has more diversified evaluation dimensions for contract performance,and more accurate evaluation of suppliers.The evaluation results have guiding significance for the supplier performance management of H real estate enterprises. |
