In recent years,the composition of China ’s housing security system is based on public rental housing,affordable rental housing and common property right housing,and further improve the formation of a more complete housing security policy and management system.During the ’ 14th Five-Year Plan ’ period,China will focus on the development of affordable rental housing.At the same time,it is necessary to stabilize the development momentum of public rental housing and promote it,further improve the development of housing security system,promote the continuous increase of supply of affordable housing,and strive to achieve housing for all people in China.Based on the analysis of the internal mechanism of economic sustainability of public rental housing,this paper discusses the internal principle of economic sustainability pricing of public rental housing projects,combines rent standards and subsidies,models the pricing mechanism of public rental housing rent,and selects Chengdu,a typical representative of public rental housing development,to carry out empirical analysis.This paper identifies the public rental housing rental pricing under the perspective of sustainable development as the main subject of the study,and the main work and conclusions of the study are as follows:(1)Analysis of public rental housing impact factors and determination of rental pricing model under the perspective of sustainable development.Firstly,the internal mechanism of sustainable development of public rental housing is analyzed,and the theory of hedonic price and its application in this study are introduced.Secondly,the mechanism of public rental housing rent formation is analyzed from three aspects: the main body of public rental housing supply,the main body of rent price formation and the formation process Finally,from the perspective of the sustainability of public rental housing,the advantages of the three pricing methods of cost,market and income are integrated,and the cost,market,income,housing characteristics and other factors are comprehensively considered to model the rent pricing mechanism of public rental housing.(2)The characteristic rent model of public rental housing from the perspective of sustainable development is constructed.Firstly,the applicability of the hedonic price model in the study of rental housing rent is analyzed and the theoretical framework of hedonic rent is constructed.Different from the traditional classification criteria that affect housing characteristic variables,this paper divides them into three categories: architectural features,convenience features and environmental features.Secondly,through literature analysis and summary of characteristic variables,a questionnaire survey was designed.SPSS statistical analysis software was used to analyze 479 questionnaires and screen out the independent variables of the model.Again,determine the source of research sample information,use Python software to collect the information of the research sample in this paper and quantify it.Finally,data analysis is done on the research sample to explore the functional form applied to this model in this paper and to construct a rent model for public rental housing characteristics.(3)Determine the income line of public rental housing security from the perspective of sustainable development and establish a housing Engel coefficient rent subsidy model based on housing affordability.Firstly,based on the theory of housing affordability and considering the tenants ’ housing affordability,the measurement methods of housing affordability are compared and analyzed.Combining the advantages of each measurement method,the housing Engel coefficient is designed as a method to measure housing affordability.Secondly,the data of residents ’ disposable income,non-housing necessary consumption expenditure and housing consumption expenditure are collected and processed,and the housing consumption income ratio of residents is calculated.Finally,a housing Engel coefficient rent subsidy model based on housing affordability is constructed to calculate the subsidy amount.(4)Case analysis of public rental housing rent pricing mechanism.Taking a public rental housing project in Chengdu as an empirical case,the project is summarized.Firstly,the characteristic rent of the project is calculated according to the characteristic rent model obtained from the above research,and the guarantee coefficient is obtained by considering the cost and market factors.Second,the amount of rental subsidy for households(or individuals)at different income levels is measured based on the rental subsidy model above.Finally,the calculation results are demonstrated and analyzed.
