In recent years,with the continuous improvement of people's living standard,more and more rural population into the city,makes city housing more and more nervous,jobs for migrant and bring a series of difficulties.Based on this,the country conducted a series of adjustment in urban housing policy,especially for urban public housing investment and construction scale increasing,the public housing gradually became the main part of the affordable housing system in our country.However,the main impact of public rental housing is the low-and medium-low commodity housing,whether it has been able to effectively regulate the high rents in the market?Through analysis,it can be found that the supply of commercial housing is in short supply,and for the housing pressure,the excessive rent is adjusted.Therefore,public rental housing has emerged in the real estate market in China.After the country issued a series of policies on public rental housing,the construction of public rental housing began in various places.However,public rental housing affects mainly middle and low-end commercial housing,and whether it can effectively regulate excessively high commodity housing on the market.rent? What is the degree of mutual influence between them? The domestic theoretical basis and literature records are very scarce.Due to the lack of a sufficient theoretical basis as a guide and the difficulty of data acquisition,the relevant empirical research is also less,and the conclusion is not uniform.Based on the purpose and significance of this article,this paper analyzes the relationship between the rents of public rental housing and commercial housing in Kunming and conducts empirical analysis.The final result is obtained.What is the result of the construction of public rental housing in Kunming City and the related factors? This kind of influence will find a better state of coexistence between the two,which will provide useful inspiration for the government to formulate public rental housing policies in the future.This article through the consult analysis domestic and foreign research on public housing influence on commodity housing rents and other characteristics of commodity housing rent research literature,the influence of design technology route,the specific research content.After the introduction of relevant concepts,theory of public rental housing,theory of characteristic price and model,the research is carried out.In wuhua district of kunming city in yunnan province,panlong,xiong deyou,the mountain west conference as the research object,select the dependent variable and independent variable and dependent variable for commercial housing rent(yuan/square meters/month),the average of the independent variables including recent public housing rent,to the most recent public housing in the distance,the distance to the park,to the elementary and middle schools distance,the distance to the hospital,the distance to the subway station,commercial service condition,room age,building area,floor these ten characteristics variables.In kunming electronic map obtained by real estate agents and related survey data,the characteristics of the factors are quantified and,at the same time by using GIS analysis in kunming public housing merchandise housing rent distribution,and characteristics of the price model is set up,finally select logarithm regression analysis model.From the point of standardized coefficient,public housing rent and commodity housing rent is a positive correlation,the relationship between bigger influence on the commercial housing rental index ranked as follows: the recent public housing rent > building area > subway station distance > building age > middle and primary school distance> floor.Through the analysis of the impact of public rental housing in kunming city on the housing rent of surrounding commodities,it can be seen that public rental housing can effectively regulate the exorbitant rents in the market.But compared to other rental housing characteristics variables,public housing rents for merchandise housing rents the influence degree of the obvious,because public housing and commercial housing consumption has differences between groups,so to some extent,reflects the potential problem urgently to be solved in the public housing policy,how to coordinate the relationship between the public housing and commercial housing is still today to solve urban housing should be the focus of attention.From the policy starting point,the policy implementation process and the policy implementation,the reasons for this result are analyzed,and the Suggestions for improving the public rental housing policy in kunming are put forward.First,expand the coverage of public rental housing and expand public rental housing.Secondly,improve the relevant supporting system of public rental housing to ensure the effective implementation of public rental housing policy.It includes perfecting the relevant legal system,perfecting the supervision mechanism of public rental housing,perfecting the post-management mechanism,and promoting the sustainable development of public rental housing policy in kunming.Finally,it is necessary to strengthen land planning,reserve and supervision of public rental housing.It includes the implementation of land planning and reserve work,the establishment and improvement of the supervision and evaluation mechanism of land reserves,the intensification of land use,the improvement of land utilization,and the rational distribution of land for construction.According to the report,the government should adopt a variety of measures,such as renting and purchasing the housing system,increasing the supply main body,expanding the guarantee channels,and allowing all people to live in a certain place.At present our country has been in 12 population inflows into large and medium-sized cities to implement a system for leasing housing,and support the implementation of a total of between Beijing and Shanghai property housing system,measures such as believe in the future to promote to public rental housing as the main body of affordable housing will get good grades,really solve the housing problem of people.
