In the early period of reform and opening-up,China’s housing system changed from welfare housing allocation to marketization,and realized the great historical change from physical distribution to monetary distribution and from planning to market.Changes in housing prices cause Means of production prices to rise,increase the cost of living,and ultimately affect the industrial structure optimization and upgrading.In this paper,it is necessary to bring the house price change,industrial structure optimization and upgrading into a research framework to reveal the influence mechanism of house price increase on industrial structure rationalization and high-level development.The average selling price of commercial housing rose from 5,032 yuan per s quare meter to 9,987 yuan per square meter between 2010 and 2020,a total increase of 98.5percent.During the same period,the rationalization index of industrial structure and the high index of industrial structure showed a "U" development trend,and the high index showed a rising trend.Based on the theories of labor mobility and industrial structure,this paper uses the data of housing price and industry in 277 cities in China from 2010 to 2020 to make an empirical analysis,this paper studies the influ ence of house price change on industrial structure optimization and upgrading,and determines the reliability of the conclusion through the robustness test.The empirical results show that the rise of housing price will restrain the rationalization and hig h-level development of industrial structure,and the main transmission mechanism is the extrusion of low-skilled labor,household consumption and urban innovation.Through the analysis of time difference,it is found that the rise of house price always res trains the rationalization of industrial structure,while it restrains the expansion of industrial structure in the later period of de-stocking,but the later period will promote the high level development instead.Through the regional analysis,it is foun d that the rising of house price has the greatest impact on the rationalization of industrial structure in the fourth-tier cities and the third-tier cities.Based on the background and conclusions of the study,this paper argues that attention should be paid to the problem of industrial hollowing caused by the rise in housing prices.First,it is necessary to control the fluctuation of housing prices reasonably and optimize the allocation of financial resources,to guide the orderly flow of labor force;third,to improve the awareness of urban innovation,leading the high-quality development of emerging industries.The construction of modern industrial system can be perfected through housing price regulation,labor force and innovation planning,which can coordinate and promote inter-regional industrial transfer and finally realize the optimization and upgrading of industrial structure.
