China’s real estate industry has entered a mature stage of development after a period of rapid development over the past 20 years,with declining profits and increasingly fierce competition among real estate enterprises.Under the general keynote of "no speculation in housing",the financing policy has been further tightened.The traditional development model of "three highs and one low" in the real estate industry is unsustainable,and the financial risks of real estate enterprises are becoming more and more significant.In this context,real estate enterprises are deeply aware of the importance and necessity of enterprise financial risk management.Based on the theory of comprehensive risk management and internal control theory,this thesis proposes targeted countermeasures to prevent the financial risk problem of X real estate company and help the development of the enterprise.The first part of the thesis summarizes the current situation of domestic and foreign research,systematically sorts out the research methods of enterprise financial risk,and clarifies the research ideas of this paper.The concepts and theoretical foundations related to financial risk are studied to lay the foundation for the later part of the paper.The second part of the paper firstly briefly describes the basic situation of X real estate company,and secondly identifies the financial risks of X real estate company,and finds that there are risks in terms of earnings,debt servicing,operation and development of the company.Again,based on the principles and bases for the selection of evaluation indicators,a total of 14 financial indicators in five dimensions were selected to evaluate the financial risk of X Real Estate using factor analysis.By analyzing a total of 21 sets of quarterly financial data of X Real Estate Company from December 2017 to December 2022,the degree of influence of each factor on financial risk is then derived,and the factors affecting financial risk are analyzed.company X should focus on corporate operating and profitability risk and debt service risk.In the third part of the paper,a series of targeted financial risk prevention recommendations are proposed in the light of the above research results on X Real Estate Company,including making reasonable development and construction plans,widening financing channels,improving market resilience,and strengthening capital management.It also points out that the smooth implementation of financial risk prevention measures is ensured by establishing a systematic risk management system,regularly assessing financial risks,strengthening staff risk awareness education,establishing an effective communication mechanism and strengthening internal supervision in order to achieve the goal of financial risk prevention.We also hope to provide reference for other similar local real estate companies.
