In recent years,as China has fully entered the era of a moderately prosperous society,the urbanization rate has been increasing.Many real estate companies,while experiencing rapid development,have also frequently encountered quality issues.This not only raises homeowners’ growing concerns about the quality of housing but also significantly impacts the overall healthy development of the real estate industry,which is a vital sector for people’s livelihoods.Quality problems have gradually become the main contradiction between real estate developers and homeowners,leading to significant social issues.Constructing high-quality projects is an essential approach for real estate companies to establish a positive brand image,making quality management of real estate projects increasingly important.In recent years,due to factors such as "rapid expansion" real estate companies have rapidly expanded their scale,resulting in many legacy management problems as their management pace fails to keep up with the development pace.This has led to a belated realization of and response to the problems left over from the earlier stages,wasting a significant amount of company resources and incurring costs while also negatively impacting the corporate brand image.Therefore,in the face of the new situation,real estate companies should comprehensively control all dimensions of project development throughout the entire lifecycle.They should clearly recognize the primary responsibility of project development and ensure quality control in each phase of project development.By continuously improving the quality management level of each stage of the project,the goal of creating high-quality projects can be achieved.Country Garden Corporation adopts a unified development model across various locations nationwide,with consistent management practices and quality standards for all domestic projects.Therefore,this paper selects the Tianluo No.1 project as a representative case for research.The article first focuses on introducing the relevant concepts and theoretical foundations of quality management in real estate projects.This includes the concept and characteristics of quality management,the content and methods of quality management,the main stages of quality management in residential projects,and concepts related to construction quality management.Next,the basic overview of Country Garden Corporation and the Tianluo No.1 project is outlined.Through interviews,on-site investigations,and personal analysis,the paper analyzes the quality management issues present in the project’s design,bidding,construction,and delivery stages.It then conducts targeted research on quality management improvement strategies and proposes quality management improvement strategies and implementation assurance measures for the project.Based on the combination of theory and practice,this article analyzes the quality management issues present in Country Garden Corporation’s typical projects during the design,bidding,construction,and delivery stages.It also considers other potential quality management problems that may arise during the development process.The article proposes quality management improvement strategies and implementation assurance measures specifically tailored for similar projects of Country Garden Corporation.These suggestions serve as a reference for future quality management in the project and provide guidance and insights for quality management in other real estate enterprises as well. |
