Chinese urban landuse is a huge system project, which includes not only macroscopic and microscopic problem, but also the problem of economic, societal and environmental benefits. Currently the popular topic about urban landuse is the concept of urban management. Land price is the quantification of land utility or benefit, which reflects the efficiency of urban landuse and pilots the reasonable use of urban land in certain degree, on the other hand, the investigation , analysis and evaluation of urban landuse efficiency hold the spatial distribution characters of land price as a whole, and guide the evaluation of land price. Land price is the most important economic levers on the lands market, the land price which accords with land resource arrangement is of benefit to the development of lands market, on the contrary, the land price which deviates land resource arrangement consequentially restricts the normal transaction of lands market, or distorts the lands market.In our country, the actual theory and method of land price evaluation is formed and perfected continuously along with the reform of landuse system. Reviewing the development history beyond ten years, at the very start, we studied or even applied mechanically foreign or Hongkong and Taiwan's advanced and mature system info and methods, later we gradually realized organic association with the practice of mainland. In the course, land price evaluation played a important role more and more in lands market running, at the same time, its theory and method also matured step by step.Through analyzing the problems of land price evaluation, it's easy to find that the root, which induced the mistake of theory and practice, consisted understanding land price with isolated , immobile and unilateral viewpoint, we also can say with a metaphysical viewpoint, and even evaluating land price with the viewpoint.
