Real estate brokerage industry belongs to real estate industry which is increacingly developing industry.Information asymmetry or insufficiency is the one of main characters in Real estate markets.So information intermediary role of real estate brokerage is very important. With its accession to the real estate sales transaction, Real estate broker can circulate the relative real estate information,help finish the complex trasaction process and urge both sides to make deal rapidly. According to the brokerage information, Developers can build corect house and their investment can be recouped safely and quickly. Real estate brokerage industry's active role promote the real estate industry and other relative industries.At the beginning of this dissertation redefine the real estate brokerage and real estate brokerage industry. Real estate brokerage refers to intermediary, agency and commission agent and their relative consel which is offered stipendiary by real estate broker to parties who are real estate developed, transferred, mortgaged and rented.This thesis puts forth the basic frame in order to solve many problems existing in real estate brokerage industry in China.Including main frame(industry self-discipline,administration management, legislation and social supervision) and sustaining frame(information management model and brokerage service quality management model).The main results are as follows:Firstly, main frame(industry self-discipline,administration management, legislation and social supervision) and sustaining frame(information management model and brokerage service quality management model) are set forth in order to solve the problems existing in real estate brokerage industry in China.Secondly, industry self-discipline associated with administration management and societal supervision model is put forth. Relashionship between different management parties is rebuilt ,and their rights and obligations are clarified. The main frame includes industry self-discipline,administration management, legislation and social supervision. Sustaining frame includes information management model and brokerage service quality management model.Thirdly, MLS information management model with chinese characters is constructed. The construction of china's MLS is necessery, probable, and the problems china faced are also analyzed. The costruction tentative plan and operation model of China's MLS are put forward. And principals, method, watchful questions and environment optimization's measures are also brought forword, the platform crame with chinese character is established,realistic choice about MLS operating process and the basic steps of MLS's establishment and operation are set forth.Forthly, five-dimention quality management model with China's characters is advanced and used in analysis real estate brokerage industry. Five-dimention quality management model of real estate brokerage industry is developed based on relative literatures. Tangibles, Responsiveness, Reliability, Empathy influence customers strongly, and Assurance influences unnoticeable.this theses confirm positive correlation between service quality and customer satisfaction and customer loyalty.Good service is the basis of customer satisfaction,and decides the final customer loyalty.Fifthly, decomposition charges model about real estate brokerage service is put forward. Fees includes costs of searching information, average striking a bargain and monopolizing profit, deducting a percentage from variance in bargain price.This charges structure can coordinate benefit of both parties in transaction and brokers.and activity beneficial for improving the total utility which includes brokers price incentive and their efficency incentive.
