Trade area is the main signal of city prosper, which is the cohesion of history and culture. Trade area not only demonstrates the area features, but also reflects the city scene. In general, trade area is the brightness and soul of a city. In developed countries, there are some operation models which can conform to their own features with the trade area development in the field of theory and practice. Some effective management systems have been formed through instituting some corresponding laws and rules, which combine the trade area development into the city and region sustainable development in order to actualize the rational competition and orderly development. In contrast, during the city planning and trade development in China, the conception about trade area is vague. There are short of trade area theory systems, quantitative analysis, and application, etc. In addition, the corresponding theories and research consequences about trade area can not be as a direction for analysis of retail space demand and distribution. As the carrier of trade, there are some un-coordinated phenomenon appeared: such as too fast speed of large trade infrastructure development, blindness trade project investments, homogeneous trade, and unbalance between trade structure and layout, etc, which confine the city trade sustainable development as a bottleneck. Consequently, it is urgent for the researches to explore the evolution rules and carrying capacity evaluation methods of city trade area systematical trade area theories, which can prompt to form a new research theory content.Based on above research background and corresponding theories, this dissertation mainly discusses the basic characteristics of city trade area, the components of ecology system, and evolution process of trade area. Then it studies the city trade area ecology carrying capacity. Finally, the dissertation gives the suggestion and tactics about city trade area development. This dissertation can be divided into seven chapters, the detail content is as following:The first chapter is introduction, which illustrates the importance, background, content, framework, methods, and technical route of this research, and also gives the definition of trade area.The second chapter is the research about the review of relevant theoretical basis, including trade area configuration theory (ecology school), trade area ranking system theory (central area theory school), trade area quantitative evaluation comparative theory (social physical school), at the same time, this research introduces the ecology and systematical theory.The third chapter is the research about basic characteristics of city trade area. It studies the basic function of city trade area, including prompting the city prosperity, development of supported industry, utilizing commerce distribution. In addition, it gives the basic classification into four levels according to the ranking: metropolitan, regional, social, and special trade areas. Then, according to the hierarchy, we divided the city trade area into core trade area, the sub trade area, the edge trade area, and different place trade area. And then, we discuss the trade area space form according to the layout and space structure. Finally, this dissertation researches the existing main problems during the development of trade area, including increasing the waste of trade area resources, negative competition among the traders, structure unbalanced of trade space layout, negative effects of outer space.The fourth chapter is the research of ecology system constitution of trade area. First, it defines the city trade area ecology system and constitutions. Trade area ecology means that market factors on trade area carrier exist five relationships: mutual linkages, depending on each other, mutual competition, confine each other, and winner existing, which forms a collective exiting and development system similar to the biologic system. The ecology system should include trade area carrier, trade area objective, trade area subjective and trade area environment. Then, we analyze the influence factors in outer environment influence factor and inner business aspects. Finally, according the above analysis, we obtain a structure map of trade area ecology system.The fifth chapter is the research about the ecology evolution rules of city trade area. City trade area ecology system is a dynamic system, the"flow"of trade area reflects the dynamic and life cycle evolution process. It will change with the variation of inner and outer environment of trade area. In order to understand the change rules, we study the trade area ecology evolution, then we obtain the real meaning of city trade area ecology evolution and the mutual mechanism. In different stages during the ecology evolution, the positioning, hierarchy, and figure of trade area are changing. According to the life cycle theory, the trade area development must be passed through the introduction, growing, maturity, and decline stage. Therefore, the evolution of trade area demonstrates change of new and old trade area and trade area hierarchy change. There is inner rule during the city trade area ecology evolution, which reflects the tendency of country's economy, market prosperity and people's life standard, at the same time, it will be confined by many factors. With the development of economy and advancement of scientific standard, new trade area continuously comes out, which threatens the existing trade area and shortens the life cycle. During the evolution of trade area, we find the formation and development of trade area is in some order, and the integration of the variation has its inner necessity.The sixth chapter is the research about city trade area ecology carrying capacity. With the corresponding theories of ecology carrying capacity, this dissertation establishes synthesized index system of city trade area carrying capacity: elastic capacity subsystem, resource carrying capacity subsystem, environment improvement capacity subsystem, pressure capacity subsystem. This ecology system is of self-maintenance and self-control. If there is no disturbance from outside, it can balance by itself, and the fluctuation scope is within the self-adjustment scope, which is the steady in the ecology. If there are some disturbances beyond the self-adjustment and self-carrying capacity, the system will be damaged, which can be declined or dead. Therefore, the trade activities within the city should be not beyond the threshold of city trade area ecology system carrying capacity. The sustainable development of trade area should be based on trade area ecology system intact, resource sustainable provided and environment capacity.The seventh chapter is the research about case study and countermeasures. We take the Changchun Hongqi Street (CH)trade area as an example. First, we analyze the ecology evolution process of CH according to the city trade area ecology system evolution rules. Then, we evaluate the elastic capacity subsystem, resource carrying capacity subsystem, environment improvement capacity subsystem, pressure capacity subsystem of CH. And then we assess the sustainable carrying capacity of CH. Finally, we give some suggestion about the development of Changchun trade area.The eighth chapter is the conclusion and outlook of this dissertation, which summarizes the innovation and shortcoming of this research and gives the further research in the future.
