China entered the aging society in 1999, having the largest elderly population in the world. History has proved that population aging has significant impacts on every aspect of human life. In economic field, population aging influences on economic growth, investment, consummation and labor market. In the society, population aging gives an impact on social welfare, health care system, housing and migration. The elderly housing is a very important problem among them. Good solutions to the elderly housing can alleviate the impacts brought by populating aging on social investment, social welfare, health care and insurance, labor and employment, urban planning and municipal construction directly or indirectly. In this paper, the population aging is analyzed based on the research results home and abroad. The marketing prospect, development mode, marketing strategy, living style and family structure of the elderly housing in China are mainly emphasized.The main contexts of the paper are as follows:At first, the paper studies the population aging at home and abroad. Starting on the definition and the cause of population aging, the paper analyzed the developing trend of world population aging and the change of current population structure and characteristics in China.Secondly, the marketing and the development mode, the influencing factors and the environment of the elderly housing in China are studied in order to probe its marketing prospects. At the same time, the development mode of the elderly housing are brought up on the study basis of the development status.Thirdly, the paper analyses the empirical mode and the marketing strategy of the elderly housing, builds dynamic game model under asymmetry information. Meanwhile, the paper studies the consumption characteristics of the elderly in China, probes the effect of the reverse housing mortgage to social pension, and analyses the marketing strategy of the elderly housing from several angles.Lastly, taking Beijing Sunshine City Elderly Community, Shanghai Orientation Sunshine City and Shanghai Qin He Yuan as examples and using methods mentioned in the article, the paper deeply analyzed and discussed the ideas of designing communities, developing and operation mode, experiences and lessons of the three communities above mentioned.
