Urban land price is one multiple concept which have characteristic of time,space , priceand so on .With gradually development of the land market, land price becomes the valuejudgment standard for land market operation. As one of the legally notified land prices, baseprice of land is an important part of the urban land price system, also the basis of land priceassessment in our country. At the same time, as the guidance price for urban price market,base price of land, on the one hand ,can objectively reflect urban land price’s levels; on theother hand, it serves as the basic means for the government to manage and regulate the landmarket and as the basic foundation for significant asset price of land and accounting landasset return.This article briefly describes the dynamic change in urban land price home and abroad,then analysis the content of base price of land basis on this, integrated with the relative theoryand methodology in geometry, economy, environmental and social science,according to theresearch idea of the geography“process - structure - mechanism”,with studying the evolutionthe evolution about Changchun’s base price of land from 1995 to 2010, analyze andsummarize the evolution mechanism of Changchun’s base price of land.The introduction of this article describes the research background and significance,theresearch progress in home and abroad and research ideas and methods of this article;The first chapter discusses the concepts and basis theory related to urban base price ofland;The second chapter mainly discusses the urban land grading and the assessment’sprocedure and method of base price of land;The third chapter elaborate on the land price’s historical evolution of Changchun city andthe process of the evolution about Changchun City’s base price of land;The fourth chapter analyzes the content changes, price changes, the rates of internalstructure and the spatial pattern’s dynamic chang of the evolution about Changchun city’sbase price of land, analyzes the law of price changes and spatial pattern’s evolution in theevolution process of Changchun’s base price of land;The fifth chapter use PCA to determine inner driving factor with the largest contributionratio to the urban base price of land in Changchun city, and then summarize the evolutionmechanism of base price of land in Changchun city.In the end, with analysis of change tendency and regulation policy of Changchun city,predict the evolution mechanism of the price level and spatial distribution of the base price of land in Changchun city, and primarily discuss the solid model , in order to enrich thetheoretical research on base price of land, and provide reference for the government to set upnew base price of land model.
