With the rapid development of China’s real estate market, land prices areattracting more and more people’s attention. As the core of real estate marketmanagement, land price management is very important in real economic life and playsan important role in adjusting urban land use, optimizing the allocation of landresources. Therefore, establishing a sound and reasonable land management systemand strengthening land price management is the primary work to promote the stabledevelopment of the real estate market work. The base price of land is the core ofChina’s current land management system, but its update is slow and the reality is poor,while the marked price of land assessment only carries out experimental works, yetuniversal. The imperfect of current land price system and the non-uniform ofconnotation have affected the role of land management; the country has not yetformed a land price system which is unified, easy to manage and can be regulated.The effective land price management is realized by perfect land price monitoringsystem. How to build a perfect urban land price regulatory system and systematicoperation management mode has been a hot topic in modern land managementmarket.Tangshan is a fast-growing city, and the development of real estate market in it iscatching more and more concern. However, it hasn’t built an appropriate land pricesystem and regulatory mode. Based on this situation, this paper systematicallyanalyzes urban land price monitoring system at home and abroad, in order to promotethe healthy stable development of real estate market in Tangshan City, this papercarries out land price mode study based on land regulatory system in Tangshan City;builds urban land price regulatory system including base price of land, marked priceof land and dynamic monitoring for use division and hierarchical division; analyzesthe relationship between land price regulatory system and regional economicdevelopment. And building systemic and practical urban land price regulatory systemis the focus of this study.Carrying out the study on land price regulatory system and urban land pricemanagement modes, understanding the urban land price level and land price dynamicdistribution, and enriching the content and depth of our land price system are helpfulfor land owners and managers to formulate land policies to promote development;make land price regulation and macro-management to maximize the effectiveness ofland management systems, and promote optimal allocation of land resources. We hopethese research results could provide references for land price management of similarcities.
