Construction Regulations Of Concession In Tianjin,1860-1945

As an important treaty port city in modern China,Tianjin has made remarkable achievements in its urban construction of concessions.It has the largest number of concessions,and serves as a historical testimony of introduction and integration of western modern urban construction management pattern,urban planning and building control concept,and building technology and construction industrial systems under the multicultural background.The thesis focuses on the legal system of construction and management of concessions.Taking the construction regulations of various concessions in Tianjin as the research object,the paper uses classification,comparison and interdisciplinary research methods to clarify the development history of the construction regulations of various concessions in Tianjin,and deeply analyzes the construction management and control concepts of the construction regulations in the land development,municipal construction and building construction based on a large number of both domestic and foreign first-hand archives and historical materials,.This thesis explores the causes of the creation and development of concession construction laws from the perspectives of social and cultural background and interest relations,and demonstrates its role in the formation and construction of concessions.A comparative study has been conducted exploring the sources and influences of the construction regulations of various concessions in modern Tianjin,putting forward the multiplicity of the types of laws and regulations for the construction of the concessions in Tianjin.To a certain extent,the thesis has filled the research gaps in the legal construction management of modern Tianjin concession.The thesis consists of seven chapters.Chapter 1 introduces the research question,significance,methodology,innovations and literature review.Chapter 2 sorts out the construction laws and regulations of the various concessions in Tianjin,including the management system,legislative procedures and development process of construction regulations.Chapter 3 to Chapter 5 respectively discuss the three construction control aspects of construction regulations: Chapter 3 discusses the control of concession construction regulations on the land development from five aspects of the demarcation of land boundaries,the establishment of land system,land cadastral management,real estate taxation and land use management;Chapter 4 analyzes the management and control of the concession construction law from the three aspects of municipal construction management system,road traffic construction and municipal pipe network construction;Chapter 5 comprehensively analyzes the building control clauses in the concession construction regulations from three aspects of construction procedure management,architectural style control and architectural design regulations.Chapter 6 puts Tianjin into the modern trade port system of China.Through comparison with the construction laws of the concession home country,other trade port concessions and Tianjin Chinese community in the same period,the thesis deeply discusses the source,influence,spread and motivation of the construction regulations of various concessions in Tianjin.Chapter 7 further summarizes the development characteristics of modern Tianjin construction regulations and its impact on modern Tianjin urban construction,and discusses potential future research finally.
