The Study On The Planning Of Mixed-Use Development In Urban Blocks

Mixed-Use Development is required by the nature of cities, not only adapting to the new life style in information age, but also promoting the sustainability of the city. For a long time, by direction of urban planning based on functional zoning, the land-use and functional layout are separated automatically. As a result, the large scale of functional district with single function brings about a lot of problems, such as lack of organic function, deficiency of vitality, urban sprawl, traffic jam and decline in the quality of life, etc. Meanwhile, information age influences the mode of production and life-style and sustainability of the city requires the construction and development of city, both contributing to the changes from function division automatically to mixed-use development. Therefore, it is important to study the relevant issues of mixed-use development of city.The essay that deals with mixed-use development of city-block is divided into four main parts. Part 1 makes some definition about this dissertation, reviews the progress of functional layout and sums up theories and practice in mixed-use development at home and abroad. Part 2 comes up with fundamental points about mixed-use development, including its necessity and activity. Besides, this part provides a framework, the foundation of planning research, for multi-dimensional aspects of mixed-use development including temporal dimension. It is showed that the mixed-use development at the level of block is essential to accelerate the establishment and development of mixed-use function of cities. Part 3 expands on the discussion the planning strategy on basis of mixed-use development of city-block, mainly from different aspects like site selection of mixed-use area, land-use and functional layout, block division, traffic organization, intensity of development control, physical design and management of construction and implementation. Also, the planning objectives and principles are put forward. The practical exploration of strategies of planning listing above, discussed in Part 4, is made by analysis of mixed-use development of Wuchang section of the second ring road in Wuhan.This essay attempts to explore a feasible way to make full use of mixed-use development at the level of technology planning. After studying on mixed-use development of city-block, I aim to make effort on optimizing the land-use and functional layout, enhancing the urban dynamic and promoting the sustainable development of city.
