With the rapid development of information technology, the functionality requirement to various kinds of buildings is much higher than before. At present, the Building Automation System - BAS, which consists of automation technology, telecommunication technology and computer networks technology, is widely used. Under the premise of ensuring comfortable and safe environment in a building, what much concerned by the intelligent building designers is how to improve the usage efficiency, increase the energy saving effect, and decrease the running cost. This paper illustrates how to improve the energy management and controlling level of an intelligent system by the optimized designing to the BAS, then to reach the purpose of saving energy when the equipment is running in a building.Currently, the public building's energy consumption is about 28% in the country's energy consumption. And also, the energy consumption of heat/cool power, air-conditioning and lighting system is above 65% in the public building's energy consumption. The most currently used building automation system(BAS)focus on the automatic control and management to the system devices. Therefore, this paper proposes a multiple optimized control method, which is used in heat/cool station of the air-conditioning control system and lighting control system, based on the optimization designing to the traditional building automation system (BAS). For the heat/cool station control system of the air-conditioning, the control mode of drain temperature is based on the outdoor temperature; The load increase and load decrease control method is varied according to the unit's operating electric current; The water pump frequency conversion technology has been used to control the mass flow of terminal cycling pump and well pump; The control method of multi-parameters lighting circuit has been used to improve the lighting energy saving.In comparison between the new type of integrated energy management and the traditional cooling heating station control model, the proposed method is based on the outdoor temperature to control drain temperature. In summer, when outdoor temperature is lower than normal, the heat pump unit can operate with 9%-15% energy saving. In winter, when the outdoor temperature is higher than normal, the unit can save 14%-28% energy. The load increase and load decrease control method significantly lift the operating efficiency. The variable water volume (VWV) control method based on water pump frequency conversion technology can effectively decrease the energy consumption of terminal cycling pump and well pump. The control method of multi-parameters lighting circuit decreases 30% energy consumption of lighting system.The proposed control theory and method gives a new research direction for energy management of BAS, it has obvious scientific research and economic value.
