In China, there are plenty of residences need to be rebuilt because their structures, architecture designs and energy-saving effect cannot meet the requirements of residents. Rational assessments to determine the plan of the renovation are very significant. However, up till now there are a few assessments studies and methods regarding to the renovation of residences, and comprehensive assessment systems which take multi-factors into account are also rare in this field. Under this background, this paper studies the comprehensive assessment system for the renovation of existing residence, and the main research and results are as follows:1. Based on the analysis of the indicators, weights, assessment methods and tools of the domestic and international building assessment systems and the residence renovation work in China, a comprehensive assessment system for the renovation of existing residence is developed. The aim of this system is to obtain an assessment of the residence and grade the renovation necessity. This system contains 6 first-level indicators, 22 second-level indicators, and 94 third-level score benchmarks.2. An assessment tool is designed and developed based on the above assessment system, AHP methods and the ASP (Active Server Pages) technology to get a comprehensive assessment of the residence immediately and exactly. This assessment tool can be used on the internet for the evaluators who are not onsite. It is also equipped with a specialized database to store the personal information of the evaluators, the information of the residence and the assessment results.3. A 1950s Soviet-style residence is selected for case study. In the case study, we have reviewed the project documents of the residence, checked the site, surveyed the residents and applied the CASE Tool to get the assessment score and the renovation grades. The aim of the case study is to check the rationality and feasibility of the assessment system and test the assessment tool. In order to make the results of the assessment more objective and reasonable, we also used fuzzy comprehensive assessment methods to assess the residence, and compared the results with those of the CASE Tool. In the end of case study, some specific proposals on the renovation of the residence are presented.
