Recently, with the acceleration of urbanization, the development of new area has been experiencing an explosive increase. Correspondingly, there appeares an upsurge of redeveloping the old dangerous areas. Behind the benefits of redeveloping the old residential areas, various social and economical problems appear too. So how to redevelop the old cities effectively, especially the old dangerous residential area during the rapid development of city is becoming extremely urgent.At present, an obvious problem consists in the rebuild of old city, especially in the redevelopment of old dilapidated residential area, that is the benefit of thetri-pary—the expectation in improving live condition of residents; the hope inaidding energy into city and rebuilding old city of the government; the ambition in chasing benefit of developers. But actually, most of the old dilapidated residential area have not received effective redevelopment and gradually tumbled down in the result of internal and external. A few of old dilapidated residential areas have redeveloped smoothly by cost the benefit of residents and society by force.Through what a kind of way that can promote the redevelopment of the old dilapidated area while not damage the tri-party's benefit and make the benefits of the tri-party balanced and largest(give attention to both effeciency and balance) is becoming a central mission of the redevelopment of the old dilapidated residential area. That is also the goal this thesis want to achieve.Based on the theme of this thesis—the study on the modes of the redevelopment of old dilapidated residential area with a balance of interests, this paper first summarizes the theorical development and the practice of rebuilding the old cities both at home and abroad and mentions the basis of the related subjects from which are drawn forth the problems in the redevelopment of old dangerous residential area at present.Moreover,this paper provides a detailed analysis of the related parties as well as their oriention of value and the feasibility of redevelopment which is on the premise of their balance of interest.On the basis of the experiences and lessons of redevelop the old dangerous residential area and the actualized of a practical interest-balanced redevelopment,the policy and the mode in space aspect are proposed in this paper.At last,combining the domestic examples with a program the author participated in,the paper gives a detailed analysis on the feasibility of the redevelopment of old dangerous residential area.
