Research On The "GDR" Model And Its Planning Strategies Of Transformation In Urban Village

Although there is no"urban village"in foreign reference, but the models in the process of transformation of the old city or urban renewal abroad are almost the same with the transformation of"urban village"in China. At present there are, in the urban renewal model (or transformation of urban village) home and abroad, mainly three models: overthrown reconstruction model, mixed-renewal model and small-scale progressive renewal model.The paper carries out a new cooperation-improvement renewal model made up of"Government+ Developer+ Resident"from the perspective of the implementation, referred to"GDR"model. The main meanings of the model are government support, developer cooperation and resident self-assistance. Take Liuhe village in the Wuhan University Town as an example, analyze the application conditions of the"GDR"model from geographic conditions, resources conditions, construction quality, condition of the socio-economic development and problems being existed in"urban village". The objectives of"GDR"model are redevelopment of economic, reconstruction of society and renewal of environment.Take transformation in Liuhe village as an example, formulating strategy fields and detailed methods in planning aspects to achieve objectives. Strategy fields including economic development guidance strategies, land reuse controlling strategies, public facilities and public space controlling strategies, construction and environmental characteristics controlling strategies, emphasis areas and implementation temporal controlling strategies.How to put"GDR"model of transformation in"urban village"into practice, it depends on the corresponding implementation policies made by the government. This paper raises policies areas needed making for the operational level of government and planning management technical standards for the management level, providing guidance for the government and planning management departments. The paper is divided into six chapters. Chapter one is introduction: introducing the background of research, the object and the significance of research, the contents of research and the framework of research; Chapter two reviews the related research on this subject done by scholars home and abroad; Chapter three describes the characters, application conditions and targeting of"GDR"model of transformation in urban village. Chapter four analyze corresponding planning strategies on the"GDR"model as the example of Liuhe village; Chapter five discussing how to make implementation polices to support the transformation in urban village with"GDR"model; chapter six is conclusion and discussion.
